Matt displayed professional appearance and conduct. Seasonal maintenance identified several items that should be addressed on a seven year old system. Based on interactions with many various contractors, I have confidence in Matt's diagnosis, solutions, and work. Rating "cost / pricing of service" is subjective sans a known cost for the same work from another contractor. Therefore, I will omit that rating.

Rooms need to meet a temperature of 68 degrees at all times and system has given alerts indicating temperatures reaching 70-71 degrees. Currently the system outputting cooling to those rooms is a 2005 unit and contains r22 Freon. The temperature split is 21 degrees and refrigerant pressures are within range. Recommendations are to speak to our new equipment consultant as more supplemental cooling might be needed to maintain a low temperature within those rooms. A heat load calculation can be done to see how much more cooling is needed to accomplish temperature needs. System is cooling upon departure.

Performed maintenance inspection in cooling. On the equipment itself found the air handler slightly unleveled causing primary pan to retain water in the primary pan, in return can cause faster breakdown/ corrosion on the evaporative coil, and the capacitor to the blower motor is out of tolerance and needs replacement. On the ductwork it was found that various Ty’s in duct runs are not insulated as well as unattached/ collapsed ductwork. An audit has been scheduled for Thursdays arrival time between 12-6pm. System cooling to its best capacity at time of departure.

I checked the operating system. Our soft starts are not compatible with what they’re trying to accomplish. They have an inverter generator trying to run a Daikin inverter mini split. Believe to have some sort of communication error between the two inverters causing the issue.
The thermostat was displaying no power. I checked over the unit and found the red hard thermostat wire attached to the float switch was not stripped back properly and the stranded wires were down below the hardwire causing an intermittent power failure to the thermostat. I stripped the wire back and terminated it and checked operations. I started system and found it had really high vapor pressure, I tested txv to make sure it is operating as it should. I have found system is bypassing high side pressure into low side vapor line will need to return to replace compressor.
Did an remote adjustment to the zoning system. Increase family room capacity and made it the priority zone.
