Performed a check on both systems The mini split is operating properly. I found on the main house unit the dual capacitor tested bad for the outdoor fan motor and the motor was over Amping. The gauge readings indicated the unit is charged properly, but I did find the service valves failing behind the cabs. I replaced the service valves and dual capacitor. The outdoor fan motor is operating with in amp draw now. The condensing unit was not operating upon arrival. The thermostat wires had been severed. I reattach the wires.

Preformed tune up on gas split system, homeowner said that last tech didn’t do half of the things we should had done on the last visit such a clean the outdoor coil and wanted everything looked at again. We went through everything from the condenser such as amp draws, capacitors, and checking refrigerant as well as cleaning coil. Also did the heating tune up on the furnace. Everything is in good condition, I left an estimate for a maintenance agreement and left an estimate for replacing a duct run at the homeowners request. Unit running at departure. Recommend insulating scuttle hole. Advised him not to use current filters as they are restrictive. Go a little cheaper or buy media.

Preformed winter tune up on Trane gas furnace, unit went through safety’s and heated home efficiently with a 42 degree TD. I left a couple suggestions and will email them over as well. System has no surge protection to protect this equipment and homeowners investment. I spoke to him about the benefits of these and how important they are. In addition system has no condensation safety switch , every year we go to clogged drain lines and some are so extreme that they flood out of pan and through Celine. We add this with install to protect your home but not all companies do. Lastly, I left info on the reme halo. This keeps your air quality top notch and helps with allergies and thing that would make you sick. Our system filters out about 60 percent of the air and our lungs are the other 40 so these whole home air purifiers are very beneficial. Unit running at departure.

Preformed winter tune up on gas split, system running within manufacturer specifications. Overall everything looks good, homeowner has a reme halo installed. I changed filters and checked for carbon monoxide in home. System had a 25 degree TD. There were no surge protectors on either unit, homeowner and I discussed the benefits of having them and they are going to give it some thought. Unit running at departure.

I checked the system for issues. The gauge reading match charge charts and is producing a 22deg split. The condenser switch is burnt and needs replacing. The blower motor capacitor tested bad and needs replacing

Called with an ETA and left a message. I knocked on the door and rang the doorbell and I did not get an answer. I called the phone number for Samantha and left a message. I called the phone number for Wanda and did not get an answer. I notified the office and the office had spoke with Wanda and said give them 10 minutes and we have not heard back from them and it’s over 10 minutes.

Tried reconnecting, Kumo cloud to homowner’s net work. Then attempted to delete the equipment and do a factory reset on the Kumo cloud unit. Kumo cloud unit was defective and would not respond to pushing either button on the unit. The light just stayed solid green. Advised homeowner that there are third-party controls that might work better with her net work. Told her that I would reach out regarding the different controls and if she like those better, we can refund her the Kumo cloud.

The condensing unit was not operating upon arrival. I found the outdoor fan motor had overheated and shut down and the compressor went out on IP. The capacitor for the outdoor fan motor tested good. The unit was displaying a low charge and I found oily residue on the suction king valve. I did a brief check for leaks and did not find a leak around the valve but the service ports are leaking Freon. The homeowner said the unit has been struggling for a long period. I replaced the 1075 outdoor fan motor and replaced the service valves. I charge the unit back to factory specifications.

Arrived to home and found compressor not coming on due to a bad run. Capacitor, breaker was also tripped. Suggested to customer to replace capacitor and install in rush device and also get on the maintenance program so we can keep an eye on unit. Everything was installed pictures were taken unit running at departure with an 18° temperature differential.
