Repairs for master bedroom system Add refrigerant to system as the sub cool and pressures are low Change out the dual run capacitor which is currently at the lowest allowable measurement Changed capacitor - installed metal retaining bracket Upon arrival subcool was at 2.9 degrees Added 1.5# 410A - subcool now at 11 degrees System good at this time Can audibly hear 2 ton (master) valves in compressor-needs to be monitored-should possibly be a 3 or 3.5 ton system Would need to do a heat gain calculation to verify

Checked system in cooling - changed filter in ERV - cleaned condenser and flushed drain - found system with low sub cool - added 7.4 oz of 410A sub cool now at 10.6 - tightened cores and caps - system good at this time
The unit was not running on low pressure. I found the unit pressure was only two psi and his flat on charge. I found an oil stain on the indoor coil. This could possibly be the leak. I did not perform a leak search. Homeowner wants to get proposals on possibly replacing the system.
Performed Cool Home heating maintenance on Goodman hp split system. Found both compressor and condenser fan motor running high amps during operation. Condenser fan has also lost lubrication and shifting bearings. I informed homeowner of issues and potential problems that may occur in the future. Homeowner considering being proactive and just replacing system being that he knows it’s getting older and condition of system. Homeowner is scheduled for estimates December 20th 9-11am. System is operating at time of departure.
Performed coo home heating maintenance. Do recommend some repairs such as Condenser fan motor and control contactor. System is almost 18 years old so I did discuss new system replacement with homeowner. Also recommend ductwork and insulation upgrades with new return plenum if homeowners decides not to replace system. System is operating at time of departure. Charged system to factory weight and sub cooled to name plate. Found melted and damaged low volt wires at condenser that were preventing system from operating, cut and cleaned low voltage wires and tested, system is now operating fine at this time.
The blower motor was not operating because the system is completely flat on charge. I did not have to do a leak search on the unit. I found a massive amount of oil in the P-trap for the condensate line. Homeowner is going to review the proposals and contact the office.
