Performed cooling test for inspection. Found system low on charge. System is only 2 years old. Low charge can be due to initial installation or possibly a minute leak. Refrigerant pressures will be documented on next maintenance visit and if pressures drop once again it will be recommended to perform a leak search. Additional recommendations are attached to help extend the life warranty f the compressor and other parts. System is cooling at departure.
Water leakage call. Found condensate line backed up. Cleared obstruction and added float switch. Water draining properly at departure.

Arrived to home Set thermostat to cool Checked unit Found no clean out installed and hard plug in drain line (unable to clear with water or CO2 without clean out) Cleaned condenser coil System within MFG specs at this time Installed clean out and cleared drain line Due to drain not draining and vent being higher than system pan there is a potential for foreign growth inside unit. We will be able to assess further this fall during the fall maintenance.
I found outdoor drive board on ac unit 2 had failed. I replaced drive board under manufacture limited warranty and installed surge protectors on both units. Both systems are operating at this time.
The unit burnt a wire losing communication. I replaced the wire and verified operation. The unit is operating properly.

Performed cooling inspection on 2 units. Found a bad capacitor to the bigger unit, condenser. Parts are under warranty. Will return to replace part.
