I think Matthew did an excellent job, I'm not an expert and I didn't watch him but by every indication he was thorough and skillfully fulfilled the entire inspection. I performed an AC check on the system. The condensing unit is operating properly. The indoor unit has extreme duct leaking and is missing a condensation safety switch. The condensate is not run properly and has been leaking into the emergency pan. Causing it to rust. Arrived to home and both units were working, the homeowner said that they were not blowing heat for a period of time. I tried to recreate the units doing anything and turned them off via the stat and back on and the breakers. Also forced a defrost to see if the board was working, I couldn’t get them to fail. I explained to homeowner that I believe they were just going through defrost and when we get down in the 30s that this is pretty common. I suggested just to keep an eye and when it warms up they won’t notice it going through these cycles. I have over a 30 degree TD on both units.
Preformed winter tune up on Trane furnace, system running well and all safeties are working and unit has a good TD. I spoke to homeowner about renewing maintenance and adding surge protection to system. He needs to talk it over with wife first. I made him aware we do have offer financing as well . In addition his tstat has lines on screen, it needs to be replaced but still works and doesn’t bug him. I told him I’d leave an estimate in case he decides to replace. The thermostat app is having technical issues and dropped the installed thermostat. Upon arrival the thermostat was reset and was going through installer set up connectivity program. I reestablished connection to the app. The thermostat kept its connection with the Wi-Fi. The thermostat I removed was not getting any Wi-Fi is why it was not connecting to the app. The unit is operating properly
The nest thermostat was not connecting to the Wi-Fi and had a bad internal antenna. I replace the nest thermostat and helped the homeowner. Set it up to the app. The unit is operating properly.
These repairs focus on improving the airflow through the return side of the system. This will allow the system to produce more capacity and airflow on the supply side of the duct system.
Preformed summer tune up on Goodman system, unit is running within manufacture specifications and seems to be in good condition. There was concern about how noisy the unit was, it rattles and you can hear the compressor but there’s not a lot we can do about it. The starting amps were almost maxed and that can absolutely sound loud on start up. It was approved to install a in rush device and cut the amps in half. Unit running at departure with a 20 degree Td.
