Jay arrived promptly this morning for our annual A/C tune up. He is a master technician and his service call was cordial, efficient, and thorough. He is also largely responsible for the installation and design (in collaboration with Kevin) of the A/C system in our 100-year-old home. That installation is a marvel of architecturally tasteful and effective cooling and dehumidification bordering on art.

System has a 25 degree temperature difference Indoor blower is pulling .8 amps Outdoor fan motor is pulling.65 amps Outdoor compressor is pulling 4.5 amps Outdoor capacitor is within manufacturer specifications. cleaned coils, brushed and cleaned traps, added pan treatment tablets to pan. tested and checked all controls, wiring connections. tested temperatures, checked filters. checked refrigerant temperature and pressures, tested static duct pressure. tested blower operation, tested cooling operation to ensure working within manufacturer specifications System is in great shape and I see no issues or potential failures.
Found heat pump breaker switched off, turned breaker on and cycled system to check operation in both heating and cooling. Everything appears to operate normally. Tested furnace, heat pump, and AC. Believe breaker got knocked accidentally during well work causing system to shut off.
Found system was low 1 .5 lbs r410a refrigerant, added refrigerant and cycled system to check operation. System appears to be operating normally again. Believe system charge was close as it had capacity to cool on mild days but wasn't able to keep up on hot days.
Performed AC maintenance tune up service on straight AC system checking all electrical components, refrigerant balance, unit start up, operation, shutdown, cleaning of indoor and outdoor coils, treatment of drain and condensate pump. Performed maintenance on dehumidifier in crawlspace. Everything looks and runs great!

Replacement of air handler board, transformer, and thermostat, replaced parts and cycled system to check operation, indoor unit and electric heat came on, outdoor unit defrost board in failure and contactor is pitted and weak and should be replaced as well.
Found system About 2/3 down on r-22 refrigerant, recommend replacement of unit. Took measurements for estimate will email over a copy of estimate.
Preformed spring maintenance on system. Cleaned indoor and outdoor coil. Vacuumed out condensate trap. Tested system operation. System is in great working condition Compressor is pulling 5 amps, outdoor fan motor is pulling 1.4 amps. Indoor blower is pulling 1.1 amps. Temperature difference between return and supply is 23 degrees. Subcool was 8 and superheat was 11. Capacitor is within manufacturer specifications 35/35 and 5/5. Contactor is in great shape with no signs of charring.
Performed spring maintenance. Cleaned indoor and outdoor coil and cleared condensate trap. Tested system operation, system is in great working condition. Indoor blower is pulling 2 amps, outdoor fan motor is pulling 1.7 amps, compressor is pulling 6.3 amps. Had a 21 degree temperature difference between the return and the supply. Subcool was 10 and superheat was 12. Capacitor on outdoor unit is within manufacturer specifications at 44/45. Also tested condensate pump and it is in great working condition as well.
