Performed AC cooling tune up service on both AC systems checking all electrical components, refrigerant balance, unit start up, operation, shutdown, cleaning of indoor and outdoor coils, treatment of drains. Discovered a small drip by condensate pump down in crawlspace - adjusted condensate pump pitch - purged all drain lines connected to pump - cleaned and cycled pump to check operation - wiped up drip. Everything looks and runs great!
Arrived outdoor temperature was only 63° Indoor temperature was 68 Cycled unit to check operation - had to wrap outdoor unit to simulate an 80° day Found system is doing all it can to keep up as it is starting to lose refrigerant capacity highest pressure unit suction line achieved was 65 psi a vapor saturation of 36°, on the hottest days this pressure will dip causing unit to not be able to keep up with demand. As unit is r-22 system will have to be charged and an estimate done to replace equipment.
Found upstairs zone damper had failed - replaced system zone damper - cycled system to check operation - everything looks and runs great!
Found condensate pump failed on and float switch engaged - replaced condensate pump and cycled condensate pump to check operation - cycled system AC to check operation. Turned off valves for water lines entering air handler unit in upper left hand corner of closet as lines were hot and unit was fighting against the temperature of the water. These valves will have to be turned on for heating. Everything else runs normally!
Found condensate pump we just replaced had failed - replaced condensate pump - purged condensate drain line with nitrogen - system cycles normally again!
Found system fan relay and condensate pump are failing causing system fan motor to kick out intermittently and system condensate pump pumps so slow it will shutdown on float switch. Replaced condensate pump and fan relay and cycled system to check operation.
Studio zone damper failed closed - manually opened damper and cycled system to check operation - recommend replacing zone damper actuator. Damper actuator on order can replace Monday 6/30 first am
Ultimate Cooling Tune-Up: cleaned coils, brushed and cleaned traps, added pan treatment tablets to pan. tested and checked all controls, wiring connections. tested temperatures, checked filters. checked refrigerant temperature and pressures, tested static duct pressure. tested blower operation, tested cooling operation to ensure working within manufacturer specifications. We replaced the filter. Was pretty dirty. Everything else looks good.

Found basement system to have a 12° temperature difference. Add a refrigerant to manufacture specs temperature difference now is 28°.
