Inspected heat pump system for home sale checking operation in both heating and cooling mode. Checked all electrical components, refrigerant balance, unit start up, operation, shutdown. Inspection of indoor and outdoor coils and drains. Found Honeywell UV bulb has failed, 16x25x5 filter good for another 6 months minimum. System is from 2016 and is 9 years old. System is r410a refrigerant that has started to be phased out by the industry but expected to still be serviceable for the time being. Expected lifespan for a heat pump in this market is estimated to be 10-15 years but with routine maintenance can extend life expectancy longer.

Found system condensate pump unplugged causing unit not to come on due to condensate pump float switch engaged. After plugging in condensate pump everything came on and cycled normally. Did not find any other issues with system.

Found humidifier drain had clogged - blew out drain and cycled to check operation. Everything runs normally again. Recommended watching it over the next couple days to make sure leak is fixed.

Found system charge slightly off not allowing TXV to close causing system to not cool enough. Added 4 oz r410a out of 84 oz total charge on system. Cycled system checking operation - preemptively changed filter - customer provided and requested. Checked all fittings inside and outside for potential refrigerant leaks did not notice any evidence of refrigerant leak. Everything is operating normally again. Recommended to watch system over next couple days to track performance.

Found system operating normally, discovered other upstairs loft area also service by this unit had thermostat in auto position which may have been calling for heat at the same time that the art studio was calling for cooling causing zone control to get confused and not apply both settings at once it decided to do nothing. Recommend keeping both thermostats in the same mode setting.

When I arrived complaint was system was not coming on when art room zone was calling. Set thermostat to cool and 68. System came on and worked properly. Blower was pulling 2.4 amps Compressor was pulling 6.2 amps, and out outdoor fan was pulling 1.2 amps. My temperature difference between return and supply was 23. I did find that with the cooler temperatures outside the system was short cycling due to discharge air temperature reaching 40 degrees. This is caused by lack of heat load, and the art room being such a small zone. System would run for 7 minutes, the turn off for 2. The temperature in the art room did drop from 76 to 70 by the time I finished testing everything. If system does not come on again or struggles to reach temperature call us back out.

Found condenser fan motor has seized and will not spin attempted to force the motor to spin to no avail recommend replacement of condenser fan motor. Replaced condenser fan motor and cycled system to check operation. Everything runs normally again!
