Ultimate Cooling Tune-Up: cleaned coils, brushed and cleaned traps, added pan treatment tablets to pan. tested and checked all controls, wiring connections. tested temperatures, checked filters. checked refrigerant temperature and pressures, tested static duct pressure. tested blower operation, tested cooling operation to ensure working within manufacturer specifications. We replaced the filter. Was pretty dirty. Everything else looks good.

Found basement system to have a 12° temperature difference. Add a refrigerant to manufacture specs temperature difference now is 28°.

Inspected heat pump system for home sale checking operation in both heating and cooling mode. Checked all electrical components, refrigerant balance, unit start up, operation, shutdown. Inspection of indoor and outdoor coils and drains. Found Honeywell UV bulb has failed, 16x25x5 filter good for another 6 months minimum. System is from 2016 and is 9 years old. System is r410a refrigerant that has started to be phased out by the industry but expected to still be serviceable for the time being. Expected lifespan for a heat pump in this market is estimated to be 10-15 years but with routine maintenance can extend life expectancy longer.
