Talk to Tech Support and we went over some stuff as far as testing goes all our tests seem to say that everything should be working, however we will need an MHK to thermostat. We will have to disconnect the analog to digital device and plug in the MHK two. This MHK two thermostat is gonna have to be used as a diagnostic tool so we can read the codes on why this thing isn’t running. We’re gonna have to return after we get that thermostat.
Found dehumidifier in art room not to be set on external control. Found thermostat in art room fan to be in the on position which is what caused it to overheat because the dehumidifier was just running putting heat up there. Reset the external on the dehumidifier and tested to make sure the zone open and closed for the art room and the master bedroom. Guest bedroom air handler has power going to the analog to digital module, but nothing is happening with the system. Reset power now blower comes and a 20° temperature difference Found that the IT room is putting out 90° air into the basement causing the basement to be warm. Couldn’t find anything wrong with the downstairs and basement unit overheating any areas.

Found system compressor windings appear to be shorted together W to U .3 ohms U to V .5 ohms V to W: 0.1 ohms System power and P.c. control board is also bad and should be replaced
Performed cooling tune ups on heat pump systems checking all electrical components, refrigerant balance, unit start up, operation, shutdown, cleaning of indoor and outdoor coils, treatment of drains. Replace dehumidifier in attic tested operation
Found system coil dripping into blower compartment without ever touching the drain pan - adjusted blower speed - cleaned coil - pressed out moisture from unit insulation and wiped up water - cycled unit to check operation and waited for water to start dripping from the top of coil.
Mitsubishi system was not allowing system to ramp up fully due to attic unit reserving refrigerant from the branch box - after fully turning off attic guest wing unit and cycling system everything came on normally and returned to normal temperature differentials - cycled all zones to ensure proper system operation - adjusted system supply vents to achieve better flow across the basement.
Found upstairs attic unit indoor control board is receiving full communications and power from branch box and outdoor units but will no longer come on after a reset - discovered indoor communications board is not supplying voltage upon call for cooling - recommend replacement of indoor communications board - will call with availability.
Found attic air handler behind bookcase - powered on and calling for cooling but not doing anything. Checked air handler boards and thermostat IEM and found no faults - powered system completely down from outdoor unit circuit breaker - verified unit addressing correctly both inside and out - reset system power - flipped battery in outdoor temperature sensor - cycled indoor units from all thermostats - cycled attic unit several times to ensure unit properly turns off and on every time the thermostat calls for cooling. Everything appears to run normally again.
Performed cooling tune up service on Daikin minisplit system checking all electrical components, refrigerant balance, unit start up, operation, shutdown, cleaning of indoor and outdoor units, treatment of drains. Everything runs normally at this time.
Believe leak was caused by dirty filter causing indoor coil to freeze/thaw making unit coil over fill drain pan before float switch could cut off outdoor unit. System operates normally with new filter - checked system drain line - clear - added some algae tablets to drain pan
Performing a detailed AC repair today on a system short cycling every few minutes. Found the thermostat located too close to a supply vent, causing rapid cycling. Relocating the stat to a central hallway and adjusting anticipator settings to reduce swing. Also verifying correct system charge and airflow.
Installing a time-release treatment in the evaporator drain pan today. This type of treatment activates when it comes into contact with water and slowly releases EPA-registered antimicrobial agents. It helps prevent biofilm buildup, algae growth, and musty odors—great for keeping the drain line clear and the system running smoothly all season.
Working on a mini split maintenance for a 3-zone system. Cleaning filters, checking coil temps with an IR gun, and verifying proper expansion valve function. System is running clean and within the correct pressure range.
