I have a Bosch furnace that burns propane. I had a propane small coming from the furnace and was concerned not only about the furnace operation but also the safety aspect. The appointment process was seamless-- simple to make, and change. The lead time was quite short (I had to push it out to better fit our schedule). Andrew arrived on time, worked quickly and efficiently, and still took the time to explained everything as he went through our two heat pumps.
Performed AC cooling tune up on heat pump system checking all electrical components, refrigerant balance, unit start up, operation, shut down, cleaning of indoor and outdoor coils and drains. Everything looks and runs great! No recommended changes at this time. Customer would like to put the heat pump back into the comfort club. Today was covered under comfort club of system installation.
Found system operating normally noise caused by oil canning of system door retaped and sealed around door and added a screw where one had fallen out to secure door in place better. Insulation coming through ducts caused by ghosting around the outside of the duct boot. Reseated 3 duct boots and sealed the boots to prevent future messes from occurring. Everything else looks and runs great!
Replaced blower motor and tested system operation. Blower motor is pulling 2 amps and system is now working properly.

Adjusted louvers on supply vents so all vents open and close normally. Some of the vents had to be flipped as the screws holding the duct boot were causing the vents not to close properly. Everything else looks and runs great! Covered under workmanship warranty.
System had bad flame sensor fault. Cleaned flame sensor. Adjusted outdoor regulator to 10.5" wc. Adjusted low fire to 4.7" wc. Adjusted high fire to 10" wc. Cycled system 4 times to make sure all burners light at once. System working properly.
Replaced #55 gas orifices with #56 and checked operation. No gas smell anymore.
Found water in inducer, found debris in the exhaust 90 drain. Cleared out drain lines on furnace. Tested system operation. System is now working properly.
Heat kit came on with call for heat. Without heat kit system was hitting a 30 degree delta T. Suction line temp was 146 with an outdoor ambient of 54. Nest thermostat appears to have an energy saving eco mode that is inaccessible from our end; possibly needs app holder to make necessary comfort adjustments. Schedule set to 70 during day time and 66 during night time. Schedule approved by homeowner/tenant.

CO 10 ppm. O2 14%. Filter already changed. Brushed dust off blower wheel. Checked flue pipe, burners, and burner assembly for rust. No signs of rollout. Cleaned off flame sensor with soft piece of paper. Tested amp draw from inducer. System is functioning normally.
Cleared drain trap and cleared fault code on boiler. Cycled system to check operation. Performed maintenance to manufacturers specifications.
Repaired leak at expansion tank for boiler and cycled to check operation everything looks and runs great!
