Performed maintenance on heat pump Temperature difference between return and supply is 20 Blower is pulling.6 amps Compressor is pulling 3 amps Outdoor fan motor is pulling 1.3 amps Subcool is 8 superheat is 12 Capacitor is within manufacturer specifications Cleaned indoor and outdoor coils Cleared condensate line System is working great
Found drain pan leaking water, drain pan will need to be replaced. Customer also wants an estimate for replacement of system. Scheduled for Friday at 8.
Performed AC maintenance tune up service on heat pump systems checking all electrical components, refrigerant balance, unit start up, operation, shutdown, cleaning of indoor and outdoor coils, treatment of drain lines and condensate pumps, cleaning of dehumidifier filter.
Found contactor for main system had blown apart - replaced contactor and cycled system to check operation. Everything came on normally. Found capacitor for upstairs system out of range and caused system to not come on normally. Replaced capacitor and cycled to check operation. Everything came on normally as well. No other recommended changes at this time. Could take a few hours for system to cool house to temp but refrigerant balance is good on both systems and rest of electrical components work great!
AC systems have only 120v out of 240 volts going to them indicating that a leg of 120 has dropped off from service. Recommended an electrician come and restore power. Told to call schedule a service when system power is restored. Waived today's diagnostic fee.

Perform tuneup found hard start kit not working probably causing the compressor not to start. We’ll go ahead and order one of those and also an air purifier Ultimate Cooling Tune-Up: cleaned coils, brushed and cleaned traps, added pan treatment tablets to pan. tested and checked all controls, wiring connections. tested temperatures, checked filters. checked refrigerant temperature and pressures, tested static duct pressure. tested blower operation, tested cooling operation to ensure working within manufacturer specifications.

Pulled power head off of bracket and screwed drywall off to newly added stud. System is now secured to wall
Performed AC maintenance tune up on minisplit systems checking all electrical components, refrigerant balance, unit start up, operation, shutdown, cleaning of indoor and outdoor coils and drains. Set up appointment to remount new minisplit power head in basement for Tuesday July 2nd around 2 pm.
Adjusted speed tap of blower motor to speed 4 med-high. Adjusted system charge added 8 oz r410a to bring sub cooling from 1 to 8 and super heat from 3 to 8. System now has a 19.5 temperature split up from 17. System blower amps 1.2 compressor amps 5.4 outdoor fan motor .9. system static pressure went down from .75 to .47. System thermostat satisfied at 74 and system shuts off normally.
Found system reading 02 fault. 02 fault reading high pressure fault - reset fault on outdoor board by removing R wire from board for 1 minute then reconnected. After system reset system came on under normal conditions highest pressure was 285.3 psi with a cut off at 400 psi. Recommend if system fails again to reset from breaker panel shutting off both indoor and outdoor unit breakers four about a minute and waiting for the time delay to bring unit back on. Issue could be caused by an intermittent board failure or sensor failure but both reading normally at this time. Covered as family.
When I arrived system was turned off. Turned system on and found capacitor on outdoor unit was bad, and filter at unit was clogged. Replaced capacitor and removed filter, then tested system operation. System is now working correctly. Superheat was 10 subcool was 6. Temperature difference between return and supply was 22. The clogged filter was restricting air flow across the coil and most likely the reason the system iced up.
