Today I arrived on site and performed a winter time maintenance on your HVAC equipment. Indoor Unit (Air Handler): Located in the garage. Observed the overall condition as fair. Verified a pleated 1" filter is in use (20x20x1). Observed the condition of the indoor coil as fair. Outdoor Unit (Heat Pump): Located on the side of the house. Observed the condition of the outdoor coil as fair. Electrical Components: Tested and inspected the blower motor, heat strip kit, condenser fan motor, compressor, blower run capacitor, compressor run capacitor, fan run capacitor, contactor, and electrical wiring; all are working properly within manufacturer's specifications. System Components: Inspected the blower wheel, primary drain pan, electrical wires, and ductwork; all are in good condition and working properly. Measurements: Return air temperature: 68.0°F. Supply air temperature: 103.0°F. Condensate Drain System: Cleared the drain line and cleaned out the primary pan. Verified the drain lin
