Today I arrived on site and performed a winter time maintenance on your HVAC equipment. Indoor Unit (Air Handler - Garage): Observed the indoor unit to be in fair condition. Checked the pleated 1" filter (20x20x1) and noted its condition. Observed the indoor coil to be in fair condition. Inspected the blower wheel, primary drain pan, electrical wires, and ductwork; all are in good condition. Outdoor Unit (Heat Pump - Back Yard): Observed the outdoor unit to be in fair condition. Tested and inspected the blower motor, heat strip kit, condenser fan motor, compressor, blower run capacitor, compressor run capacitor, fan run capacitor, contactor, and electrical wiring; all are working properly. System Checks: Measured a return air temperature of 71.0°F and a supply air temperature of 113.0°F. Cleared the condensate drain line and cleaned out the primary pan. Confirmed the drain line is strapped. Checked the thermostat batteries and tested its operation. Restored power to the units. View
