Today, I arrived on site to perform a maintenance check on the HVAC system. Equipment Condition: Overall equipment condition is good. Indoor unit located in the closet is an air handler, servicing the whole home. Filtration: Installed a new pleated 1" filter, size 20x20x1. Indoor Coil: The condition of the indoor coil is good. Noted a significant amount of rust on the evaporator coil. Outdoor Unit: The heat pump is located on the side of the house, and the outdoor coil is in good condition. Electrical Components: Tested and inspected the following components, all functioning within manufacturer specifications: Blower Motor Condenser Fan Motor Compressor Blower Run Capacitor Compressor Run Capacitor Fan Run Capacitor Contactor Electrical Wiring System Inspection: Blower Wheel, Secondary Drain Pan, Primary Drain Pan, and secured electrical wires are in good condition.
