Today I arrived on site and performed a winter time maintenance on your HVAC equipment. **Indoor Unit (Air Handler in Attic):** * Observed the indoor unit to be in fair condition. * Verified filter size as 19x21. * Observed the indoor coil to be in fair condition. * Confirmed the pleated 2-6" filter type. * Inspected and found the blower wheel, secondary drain pan, primary drain pan, and electrical wires secured to be in good condition and working properly. **Outdoor Unit (Heat Pump in Back Yard):** * Observed the outdoor unit to be in fair condition. * Tested and inspected the blower motor, heat strip kit, condenser fan motor, compressor, blower run capacitor, compressor run capacitor, fan run capacitor, contactor, and electrical wiring; all are working properly within manufacturer's specifications. * Observed the outdoor coil to be in fair condition. **System Performance:** * Measured a return air temperature of 67.0°F and a supply air temperature of 139.0°F.
