Today I arrived on site and performed a winter time maintenance on your HVAC equipment. **Air Handler 1 (Indoor Unit)** * Located in the attic, servicing the west side. * Observed the overall condition of the unit as fair. * Checked the pleated 1" filter (size 20x25x1). * Observed the condition of the indoor coil as fair. **Heat Pump (Outdoor Unit)** * Located on the side of the house. * Observed the condition of the outdoor coil as fair. **Electrical Components** * Verified proper operation of the blower motor, heat strip kit, compressor, blower run capacitor, compressor run capacitor, fan run capacitor, contactor, defrost control board, and electrical wiring, all within manufacturer's specifications. * Confirmed electrical wires are secured, and the primary and secondary drain pans are in good condition. **System Testing & Adjustments** * Measured a return air temperature of 72.0°F and a supply air temperature of 103.0°F. * Cleared the condensate drain lin
