Today I arrived on site and performed a winter time maintenance on your HVAC equipment. **Indoor Unit (Air Handler in Attic):** * Checked the pleated 20x25x4 filter (2-6" rating) and noted its condition. * Observed the indoor coil to be in fair condition. **Outdoor Unit (Heat Pump on Side of House):** * Cleaned the outdoor coil, which was in fair condition. **Electrical Components:** * Verified the blower run capacitor, compressor run capacitor, fan run capacitor, and electrical wiring are working within manufacturer's specifications. **System Components:** * Confirmed the secondary drain pan, primary drain pan, electrical wires, and ductwork are in good working order. * Cleared the condensate drain line and tested the safety switch. * Verified the drain line is strapped. **Measurements:** * Recorded a return air temperature of 73.0°F and a supply air temperature of 98.0°F. **Additional Checks:** * Tested the thermostat operation. * Checked the operation
