Today I arrived on site and performed a winter time maintenance on your HVAC equipment. Indoor Unit (Air Handler in Attic): Unit condition: Fair. Filter: Pleated 2-6", 20x25x5. Checked and washed the filter. Indoor coil condition: Fair. Outdoor Unit (Heat Pump in Back Yard): Unit condition: Fair. Electrical components: Tested and inspected: Blower motor, condenser fan motor, heat strip kit, blower run capacitor, compressor, compressor run capacitor, fan run capacitor, contactor, and electrical wiring; all working properly within manufacturer's specifications. Components inspected and in good condition: Blower wheel, primary drain pan, electrical wires secured, and ductwork. System Performance: Return air temperature: 72.0°F. Supply air temperature: 101.0°F. Condensate drain system: Cleared drain line. Cleaned out primary pan. Tested safety switch. Confirmed drain line is strapped. Additional Actions: Wore shoe covers.
