Today I arrived on site and performed a winter time maintenance on your HVAC equipment. Indoor Unit (Air Handler in Closet): Observed the overall condition as fair. Verified pleated 1" antimicrobial filter is in place. Filter size: 20x25. Observed the indoor coil condition as fair. Outdoor Unit (Heat Pump on Side of House): Observed the outdoor coil condition as fair. Tested and inspected electrical components: blower motor, condenser fan motor, heat strip kit, blower run capacitor, compressor, compressor run capacitor, fan run capacitor, contactor, and electrical wiring – all working properly. Inspected components: blower wheel, primary drain pan, electrical wires secured, and ductwork – all in good condition. System Checks: Return air temperature: 72.0°F. Supply air temperature: 109.0°F. Cleared the condensate drain line and cleaned out the primary pan. Tested the safety switch. Verified the drain line is strapped. Restored power to the units. Checked thermostat batteries and test
