Today I arrived on site and performed a winter time maintenance on your HVAC equipment. Indoor Unit (Air Handler in Attic): Observed the overall condition as fair. Confirmed the filter is a pleated 1" type, sized at 18x18. Observed the indoor coil in fair condition. Outdoor Unit (Heat Pump in Back Yard): Observed the outdoor coil in fair condition. Electrical Components: Verified proper operation and amperage within manufacturer specifications for: Blower Motor Heat Strip Kit Condenser Fan Motor Compressor Blower Run Capacitor Compressor Run Capacitor Fan Run Capacitor Contactor Electrical Wiring System Components: Confirmed good condition and proper function of: Blower Wheel Primary Drain Pan Electrical Wires Secured Ductwork Measurements: Recorded a return air temperature of 68.0°F and a supply air temperature of 109.0°F. Condensate Drain System: Cleared the drain line. Cleaned out the primary pan. Tested the safety switch. Verified the drain line is strapped. Additional Action
