Today, I arrived on site to perform winter maintenance on the HVAC system. Equipment Condition: Overall equipment condition is good. Indoor unit located in the crawl space closet; air handler type. Outdoor unit is a mini split condenser heat pump located in the back yard. Filtration: Installed a pleated 1" washable filter, replaced and washed today. Customer provided spare filters; these were also replaced. Coil Condition: Indoor coil is in good condition. Outdoor coil was cleaned today and is also in good condition. Electrical Components: Blower motor, condenser fan motor, compressor, contactor, and electrical wiring tested and are functioning properly within manufacturer specifications. Inspections: Blower wheel, primary drain pan, electrical wires secured, and secondary drain pan inspected; all are in good condition and working properly. No components were found in poor condition.
