Today I arrived on site and performed a winter time maintenance on your HVAC equipment. Indoor Unit (Air Handler in Garage): Replaced the 20x30 pleated 1" antimicrobial filter. Outdoor Unit (Heat Pump on Side of House): Verified proper operation of the blower motor, heat strip kit, condenser fan motor, compressor, blower run capacitor, fan run capacitor, compressor run capacitor, contactor, and electrical wiring. Confirmed the blower wheel, primary drain pan, electrical wires, and ductwork are in good condition. Condensate Drain System: Cleared the drain line and cleaned out the primary pan. Tested the safety switch. Confirmed the drain line is strapped. System Performance: Measured a return air temperature of 79.0°F and a supply air temperature of 106.0°F. Additional Actions: Dusted the thermostat. Restored power to the units. Checked the batteries and tested the operation of the thermostat.
