Today I arrived on site and performed a winter time maintenance on your HVAC equipment. Indoor Unit (Air Handler - Garage): Replaced the pleated 1" filter (20x20). Observed the indoor coil to be in fair condition. Outdoor Unit (Heat Pump - Side of House): Observed the outdoor coil to be in fair condition. Verified proper operation of the blower motor, heat strip kit, condenser fan motor, compressor, blower run capacitor, compressor run capacitor, fan run capacitor, contactor, and electrical wiring. Confirmed the blower wheel, primary drain pan, electrical wires, and ductwork are in good condition. System Checks: Cleared the condensate drain line and cleaned out the primary pan. Tested the safety switch. Measured a return air temperature of 74.0°F and a supply air temperature of 138.0°F. Confirmed the drain line is strapped. Additional Actions: Dusted the thermostat.
