Today I arrived on site and performed a winter time maintenance on your HVAC equipment. Indoor Unit (Air Handler in Crawl Space): Observed the overall condition as fair. Checked the pleated 20x20 filter (2-6" type). Observed the condition of the indoor coil as fair. Outdoor Unit (Heat Pump in Back Yard): Observed the condition of the outdoor coil as fair. Tested and confirmed proper operation of the blower motor, heat strip kit, condenser fan motor, compressor, and electrical wiring within manufacturer's specifications. Inspected the blower wheel, primary drain pan, secured electrical wires, and ductwork, all found to be in good working condition. System Checks: Measured a return air temperature of 70.0°F and a supply air temperature of 110.0°F. Cleared the condensate drain line and cleaned out the primary pan. Tested the safety switch, which is functioning correctly. Confirmed the drain line is strapped. Additional Actions: Restored power to the units. Checked the thermostat batte
