Today, I arrived on site to perform summer maintenance on the HVAC equipment. Equipment Condition: Overall equipment condition assessed as fair. Indoor unit located in the attic, identified as an air handler. Outdoor unit located on the side of the house, identified as a mini split condenser. Filtration: Replaced pleated 1" filters with customer-provided spare filters. Filter size confirmed as (2) 20x25x1. Indoor Coil: Condition of indoor coil deemed fair and clean. Outdoor Coil: Condition of outdoor coil assessed as good and clean. Electrical Components: Inspected and tested electrical wiring, blower motor, compressor run capacitor, blower run capacitor, and fan run capacitor; all functioning within manufacturer's recommended specifications. System Components: Blower wheel, primary drain pan, electrical wires secured, and secondary drain pan inspected; all in good condition and functioning properly.
