Today, I arrived on site to perform maintenance on the HVAC equipment. Overall Equipment Condition: * Condition rated as poor. * Indoor unit is a package unit located in the whole home area. * Indoor coil condition is poor. Filtration: * Pleated 1" filter replaced today. * Filter size and picture not available. Outdoor Unit: * Outdoor unit is a package unit located in the backyard. * Outdoor coil condition is fair. Electrical Components: * Blower motor, condenser fan motor, compressor, compressor run capacitor, fan run capacitor, contactor, and electrical wiring tested and are functioning within manufacturer specifications. Inspections: * Blower wheel, electrical wires secured, primary drain pan, and secondary drain pan inspected and are in good condition. Temperature Readings: * Return air temperature measured at 74.0 degrees Fahrenheit. * Supply air temperature measured at 61.0 degrees Fahrenheit. Condensate Drain System: * Cleared drain line and cleaned out the primary pan.
