Hot late summer, house not staying cool.. Centex schedule next day tech arrived test the system & cleaned the outside unit even though they had been out to do about 3 months ago. Great service house cooling better
Perform single system cooling evaluation on 1 heat pump split system. Clear drain line and treated with anti-microbial spray. Washed down condenser and found all systems working to manufacture specifications at this time.
Upon my arrival I checked into the concerns with system leaking water. I found that male threaded coupler fitting was broken. This was most likely caused when someone changed the filter on the system. I spoke with the customer about performing repairs to fix the water removal system and he agreed. I performed the repair then asked about the maintenance program. Customer did not wish to sign up at this time since no one is currently living in the home but will take into consideration when the home is occupied again.
Arrived on site and performed UV die leak search with infrared light. Found no obvious signs at evaporator, drain line, lineset or condenser. Checked pressures. Unit is maintaining a 14° sub cooling at this time.
Upon my arrival, I performed a six month check up on one straight, cool system. I flushed and treated the water removal system, wash the condenser coil using water, cleaned and treated the electrical cabinet with electrical insecticide, then verify systems safety and performance. I found the voltage enhancement system to be lower than manufacturer recommends, the voltage distribution system is be becoming chard/pitted, and the systems startup amps are higher than manufacture recommends. I recommend having the voltage enhancement system, the voltage distribution system replaced and installing a performance enhancement system for a longer compressor life. Due to the husband going back to bed the wife asked that I email the options over for them to review.
Found blower not running due to bad voltage enhancement system. Customer approved repair to get system operational today. Replaced voltage enhancement system. Found high head pressure at condenser. Perform wash down at condenser coil with water to lower head pressure. System is beyond life expectancy and functioning to the best of its ability at this time. Recommended system upgrade due to age and condition. Left customer with business card and he will contact office when he is ready for a comfort specialist. Customer did elect maintenance program membership.
Upon my arrival I evaluated 1 heat pump system. I verified system safety and performance is to manufacture specifications. Flushed and treated the water removal system. Cleaned the electrical cabinet and washed unit using water. I found that the indoor unit was very dirty and the pressures looked lower than normal. I recommended a cleaning, uv light, and also presented an estimate for a premium thermostat at pattys request. The repair option for the cleaning of the indoor unit was approved and the options for the uv light installation and the thermostat were declined at this time. I let patty know that our office will be in contact with her regarding the scheduling of the repair. I also let her know that I would like our team to re examine the pressures on the outdoor unit once the cleaning is done to verify if we need to recommend repairs.
Upon my arrival in Paige I did Air Conditioning. spoke with the customer about their concerns with the system displaying a communication error to the outdoor unit. Performing my diagnostics I verified high voltage at the outdoor system and verified it was getting DC voltage. I found the unit was not getting 24v supplied from the indoor to the outdoor. I then checked the indoor system finding that the water removal system was backed up causing the float switch to trip. Spoke with the customer about their repair options and went over maintenance. Customer approved to move forward with both today. I cleared the water removal system then stress tested it with a gallon of hot water and drain pan solution. System is now operating to manufacture specifications at this time.

I found both systems to be operating within manufacture specifications at this time. System #1 has started to develop some bacterial growth. I spoke with the customer about this and she is interested in installing Solaris but would like to wait until the next checkup. Customer does still want the options emailed over. I would like to be the one scheduled on the next checkup. Renewed maintenance contracts while on site.
Upon my arrival Paige I did AC Maintenance I evaluated 1 heat pump system. I verified system safety and performance is to manufacture specifications. Flushed and treated the water removal system. Cleaned the electrical cabinet and washed unit using water. Found the voltage enhancement system low for the outdoor unit. Recommend replacing, this is also covered by the 10yr p&l. I was approved to replace the voltage enhancement system for the outdoor unit then I did a performance and safety testing. This system is working properly.

During the evaluation I found bacterial growth starting to grow inside the air handler. I spoke with the customer about my recommendations and she would like the options emailed over to review with her husband.
Upon my arrival in Paige I did Heat Pump. I completed the repair that was previously sold, and performed a chemical cleaning on the indoor heat transfer media coil that was that was not yet completed. I installed a new voltage distribution system, performance enhancement system, chemically washed the condenser coil, redid wire terminals, installed surge protection, new Armaflex on the suction line, liquid tight around the control wiring and tested the system. I found everything operating properly at this time.
Upon my arrival in Paige I did AC Maintenance. I spoke with the customer about their concerns with the system, not cooling. Performing my diagnostics. I found that the voltage enhancement on the outdoor system has failed causing the outdoor system to not operate. While I was taking a look at the rest of the system, I found that the heat transfer media oil on the indoor unit is dirty. I spoke with the customer about my findings and went over repair options. Customer approved HN13E while onsite and informed me that there was a previous cleaning performed on the indoor system. Checking back there was one sold but never noted to clean the indoor coil. When we return to complete the repair on the outdoor system, we will also be completing the cleaning on the indoor coil. Today I replaced the voltage enhancement system so the customer could continue to cool until a return is scheduled.

Recommend cleaning indoor system and installing Solaris Air Quality products which will also stop and prevent bacterial growth.
Arrived in Paige for AC Maintenance, Upon my arrival I spoke with the customer about the concerns she had with the system not getting to the desired temperature. I performed my diagnostics finding that the high pressure switch at the outdoor system was tripped. I reset the switch and tested the system finding everything is operating the best it can at this time. I did install a new filter in the system today. After speaking with the customer and she believes it hasn’t cooled properly for about 3/4 months. There is a possibility that the system tripped the high pressure switch when it was in heat mode and being it’s a manual reset it stayed like that. Customer is aware of the equipment’s age and will give some thought to the replacement of it. She also plans to not sign back up for maintenance given both the systems are very aged and could potentially need replacing soon.
