I performed the heating evaluation on the propane furnace in the attic and found everything to be operating properly at this time. I did let the client know I highly recommend a carbon monoxide detector be installed inside the home.
Paige Furnace service Upon my arrival I evaluated 1 Coleman electric heat system. I verified system safety and performance is to manufacture specifications. Flushed and treated the water removal system. Cleaned the electrical cabinet and changed filter supplied by customer. Found the heat transfer media coil to be getting dirty. Informed customer of my findings and we will revisit cleaning options on our next cool evaluation. No other recommendations at this time.
Paige Air conditioning repair Upon my arrival I performed a 6 month checkup on 1 heat pump system. Flushed and treated the water removal system, cleaned the condenser coil using water, removed the pine needles from inside the condenser, cleaned and treated the electrical cabinet then verified system safety and performance. I found the system performing to manufacture specifications at this time but there is bacterial growth present inside the air handler. I spoke with the customer about my concerns and she is unsure whether or not she will be keeping the home so does not wish to have Solaris installed. She will take a look at options for cleaning of the system and possibly consider going that route.
Paige Heat pump tune up Upon my arrival I evaluated 1 Bryant heat pump system. I verified system safety and performance is to manufacture specifications. Flushed and treated the water removal system. Cleaned the electrical cabinet and washed unit using water. Found the outdoor voltage enhancement system to be reading very low. Informed customer of my findings and presented options for repair. The customer chose the HN13D option. Replaced outdoor voltage enhancement system replaced CSRU1 performance enhancement system replaced single pole voltage distribution system washed off condenser and checked performance and safety of system. Also found indoor air movement system to be dirty. Informed customer of my findings. customer wants options for cleaning emailed over to him And will choose an option at a later date. System is heating properly at this time.

Flushed and treated the water removal system. Cleaned the electrical cabinet and washed unit using water. Found no issues at this time. No recommendations at this time.
Paige Furnace service Upon my arrival I performed a 6 month checkup on 3 straight electric heating systems. Flushed and treated the water removal systems, replaced the air filters, checked temperature rise, checked all wire terminals then verified system safety and performance. I found that Unit #1 needs the heat transfer media coil and air circulation system chemically cleaned, Unit #2 needs the heat transfer media coil and air circulation system chemically cleaned, an auxiliary float safety switch added at the secondary drain port and a vent pipe installed after the P-trap, Unit #3 needs the return air plenum replaced, the heat transfer media coil and air circulation system chemically cleaned and a vent pipe installed after the p-trap. Will email over all repair options and advised on using better filters for the system.

Paige Heat pump tune up Upon my arrival I performed a 6 month checkup on 1 furnace system and 1 heat pump system. Flushed and treated water removal systems, checked filters, cleaned the flame safety sensor, checked for proper fuel delivery, washed the condenser coil with water then verified system safety and performance. Found the main homes system performing to manufacture specifications and the shop mini split system has developed a leak at the heat transfer media coil inside. This is covered under the customers extended warranty and the necessary parts will be ordered for a return repair.
Paige Heater service Upon my arrival I completed a heating evaluation. I verified system safety and performance is to manufacture specifications. Flushed and treated the water removal system. Cleaned the electrical cabinet. Found no issues at this time. No recommendations at this time.
Arrived on site and customer was concerned that the system was on but blowing warm air. Upon my diagnosis, I found the system to be low on R410a refrigerant. Checked the indoor heat transfer media coil and found an obvious leak. Informed customer of the leak and options for repair. Customer is interested in having our comfort specialist come out and give a quote on a new system.
Upon our arrival we performed the approved repairs. Installed Solaris UV germicidal bulbs, PCO and power control module on the main carrier system. Tested its operations, secured wiring and sprayed with bio protect. On the American standard system we performed a chemical cleaning, cleaned and treated the bacterial growth, sprayed the system with bio protect and verified its operation. Both system are clean and free of bacterial growth at this time.
Upon my arrival I checked into the concerns of the condenser not coming on. Performing my diagnostics I found that the breaker was tripped due to a locked up exhaust removal system. I spoke with the customer about my concerns and presented repair options. Given the recent repairs and the age of the system customer choose to go with the option that got the system back cooling today. I installed a new exhaust removal system then tested the system finding it cooling the best it can given its age and condition.
I performed the cooling evaluation on 2 systems (kitchen,living room). The living room system has a very dirty heat transfer media coil and a low voltage enhancement system. The kitchen system has a dirty heat transfer media coil. Both systems are very old. I spoke with the client about her options repair vs replacement and I let her know my recommendation would be to replace and not put money into repair because these system will probably not last to much longer. They both are cooling and don’t have major issues at this time but are past their expected life span and the client agreed and will let us know if she has any issues .

Flushed and treated the water removal systems, washed condenser coils using water, cleaned and treated the electrical cabinets then verified system safety and performance. I found that both systems are operating to manufacture specifications at this time. During the evaluation I noticed the American standard system has bacterial growth inside the air handler and the carrier system has some specs of bacteria starting to form. I spoke with the customer about my concerns and went over cleanings and bacterial prevention systems. On the American standard we will perform a chemical cleaning and spray the system with bio protect since it is the least used system. The carrier system we will install PCO and UV germicidal bulbs to prevent any bacterial growth in the system and we will treat the few specs of bacterial growth that are present. Customer paid 10% down today and the office will schedule our return.
Arrived on site to perform by annual system maintenance and cooling evaluation. Blew out water removal system with CO2. Chemically treated water removal system lines and heat transfer media coil pan with pan treatment spray. Replaced 20 x 20 filter provided by customer tested system in cooling and got an 18° temperature split. Got refrigerant pressures which were good for a cool morning wash down condenser with water informed customer heat transfer media coil was getting dirty. Recommended an HK clean in place. Present customer with options and she would like a print out of the options.
