Upon my arrival customer was concerned that when turning the comfort control setting to heat mode, the outdoor condenser came on. (Straight cool system) informed customer the wrong comfort control system was installed with unit. Recommended replacing heat pump comfort controller with a straight cool comfort controller. Customer decided to keep current comfort controller and just use emergency heat setting on existing comfort control system. Informed customer to give us a call with any further issues.
Upon my arrival I performed a 6 month checkup on 1 heat pump system. Flushed and treated the water removal system, washed the condenser coil using water, cleaned and treated the electrical cabinet then verified system safety and performance. Found the system is performing to manufacture specifications but has bacterial growth inside the air handler. Spoke with the customer about my recommendations on both homes. Due to a recent major repair they had to the main home they will have to continue limping the system along for a bit longer. On the second home customer would like the options emailed over for a chemical cleaning on the air handler.

Found the indoor system has a significant amount of bacterial growth and the air circulation system is becoming restricted. The outdoor unit I found the voltage enhancement system was bad and replaced under warranty. The refrigerant circulation pumping system is doing the best it can to keep up but is showing signs of future failure with higher then normal amp draws and the sub cooling be out of manufacture recommendations. Customer went to the next door property so I will speak of my findings while performing that evaluation.

Upon my arrival I found that the system was not getting 24 volts to the O/B wire causing the reversing valve to stay disengaged. This causes the system to stay in heat mode no mater the call from the comfort control. I removed the comfort control from the wall and jumped the system out manually and verified that the reversing valve was engaging. After verification I spoke with the customer about them comfort control needing to be replaced due to it not energizing the reversing valve. Customer approved to have an ecobee installed in replacement of their nest comfort control. After the repair was performed I tested the system and found that it is now emerging the reversing valve and putting the system into cooling as to should. While checking pressures I noticed that the systems refrigerant pressure control in not metering the refrigerant properly and causing a slight restriction on the system. Today I arrived in Lincoln and met with the homeowners regarding HVAC System. I evaluated the concerns and found the Defrost Control System is faulted. I also checked the other electronics and found the Voltage Enhancement System is rated at 80 but is dead at 0.0, the system has original components and my main recommendation today was a complete Outdoor Renovation. In the mean time customer signed up for comfort plan, customer would like to have the price of unit replacement prior to approving repairs so Karl and his wife can weight the pros and cons.
