Upon my arrival performed a cooling evaluation on 7 Lennox gas furnaces. Checked system cleanliness, water removal systems and cooling operations. Cleaned outdoor heat transfer media coils. Checked all electrical connections and operations. Found that all systems are clean at this time. Systems 3 and 4 are low on refrigerant. Would recommend adding a hard start kit all all 7 systems. And surge protection and Reme halos. Left all equipment operating at this time.
Upon my arrival found that both thermostat had an alert on them and where follow a schedule that had no set up on it. The time and date where not set up either. Found systems off at the thermostat. Fixed the time and date on the equipment, the customer was not using a schedule so I shut that off. Turned the equipment on and off several times. Everything is working properly at this time. Left equipment on and working.
Upon my arrival in Austin, I performed A/C cooling evaluations on all systems except the Carrier mini split. Found all newer systems running and operating properly at this time. Replaced all air filters in the home. Found the air movement system in the highest attic with the Lennox system to be very dirty, I recommend having the indoor air movement system cleaned. The amp draw on the refrigerant pumping station is also almost at the very maximum amp draw on the system. I would recommend having a system consultation before we run into further issues with the system. Client would potentially like to set the mini split up on a maintenance plan as well.
Upon my arrival in Bastrop, I performed a A/C cooling evaluations on main house and guest house. All performing properly at this time. Replaced filter in main house and cleaned the filter in the guest house. Washed the outdoor systems and checked all operations. All is good. Was going to call the office and see if his other property had a maintenance agreement and potentially just put them all together due to the houses being next to each other.

I brought this to the customers attention i explained to him the importance in keeping up with the filters especially on this style of system. He was very pleased with the explanation and is going to stay on top of the filter changes. I also set his reminded on the wall control for everything 5 months to change. It was not changed at our last eval due to him not having the filters.

The pressures on both systems seemed to be a little off but this could be due to the fact that it has and extremely long line set. I the temperature split was good on both systems.

As far as the ptrap situation goes it was their contractor telling them they needed it for the inspection then when I spoke to him it was only to prevent air from escaping. This is a positive pressure system so not matter if there is a ptrap or not air will escape. It is not required to have a ptrap on a positive pressure surely only on negative pressure systems. I told the customers it was solely up to them whether or not they wanted me to proceed with it. They are fine with leaving it the way it is.
Performed diagnostic on system that controls the boys three bedrooms upstairs. Found the water removal system clogged, I performed a pressurized cleaning of the water removal system and then flushed 2 gallons of water through the drains to ensure all was flowing properly at this time.

Upon arrival, conducted a cooling evaluation on 6 systems, identifying several issues. Generated recommendations and estimates, which will be sent to the customer for review. Equipment remains operational for now.
Upon my arrival found that the water removal system was not working properly, called Daryl since we had been here a month ago, he said to go ahead and flush drain line again. Customer had issues with this system last year, I recommend a condensation pump on this keeps happening. Customer would like to give it a few weeks before making a choose to see if it happens again. Left equipment operating.
Upon my arrival found that customer had gotten another company to install a back up power battery bank, one fan come on high speed battery bank goes into fault. Than reset until it is locked out. This looks to have caused damage to the main circuit control on the system. Recommend replacement customer will need to discuss with her husband.
