Commercial sewer and drain cleaning. Successfully rodded by pulling toilet on main floor. After resetting toilet the stop wouldn’t stop leaking from packing nut, replaced stop.
Sewer and drain repair. Found a loose drain fitting. Tightened drain fitting, NC
Boiler repair.This is a steam boiler water is really dirty and capping the water and over filling. I skimmed boiler. Skimming a steam boiler removes oils off the top of the existing water in the boiler and prevents surging and noisy systems. Recommend a steam boiler clean and safety check.
Heating maintenance. Cleaned and serviced furnace under annual VIP service plan. Tested inducer motor, pressure switches, ignition, gas valve voltage and pressures, flame sensor, blower motor amperage. Checked heat exchanger and thermostat. Cleaned drain trap, all hoses and line. Replaced furnace filter that customer provided. I did replace the humidifier pad using a #35. Everything is in accurate working condition and is heating as it should at this time.
Cleaned and serviced furnace for season. Unit had not been cleaned for a few years. Very dirty. Tested flame sensor, pressure switches, hsi, gas valve voltage, blower motor amperage and capacitor, inspected heat exchanger. Vacuumed out exhaust pipe. Replaced flame sensor due to corrosion. Replaced blower motor capacitor due to below acceptable range.
Toilet repair. Replace toilet handle and flapper. Bathtub drain was backed up so I power rodded her tub today. Drain and toilet are working well.
RPZ Water backflow preventer repair. Rebuild 4” Zurn Wilkins RPZ on front fire system. I pulled rust out of preventer. Install compression rebuild kit and retest device.
AC maintenance under service agreement. Cleaned and tested condensing unit. Tested capacitor, contactor, fan motor amperage, compressor amperage. Refrigerant levels are fine. AC unit operating safely and efficiently.
Annual water backflow preventer certified testing. 2- 3/4” backflow’s 1- 1” backflow 1- 1 1/2” backflow 1- 4” backflow 1- 3/4” backflow 1- 1 1/2” backflow 1- 6” backflow 8 total backflow preventers tested and certified, file papers with city per state code.
Commercial toilet repair. I attempted to change toilet flapper but was unsuccessful, water from tank was still leaking into bowl. Customer decided to replace toilet. I disconnected toilet, pulled toilet and placed in plastic to make disposal clean and neat. Replaced wax ring, water line and toilet with American Standard Titan. Tested operation and cleaned area.
Replaced with Moen push button pop up. Not leaking now.
Commercial plumbing repair. Toilet repair, one of the closet bolts was loose and freely spinning. Pulled toilet and determined the flange was bad. Performed flange repair and reset toilet.
Drain cleaning. Pulled trap to rod lavatory line. Blockage appeared to be in the trap but also ran the rod down the line.
Serviced water softener, including cleaning all screens and venturi.
Commercial toilet repair. Toilets on second floor in production area are backing up. 3” waste piping runs outside of the building above ground so it is subject to freezing, there is heat tracing on the pipe but it wasn’t plugged in early enough. Recommend waiting a few days until the temperature is above freezing, if they’re still backing up then rodding can be attempted.
