Air conditioning tune-up and safety inspection. Cleaned and serviced the condensing unit. Tested all mechanical parts. R22 system. Gave customer estimates for new condenser/coil; however, today we are just replacing the contactor. The capacitor was in the accurate range, and the refrigerant was in the accurate efficiency range as well. The customer will have one more visit planned for the furnace/fall visit of 2025. Performed free inspections. The system is operating, clean, and cooling as it should at this time.
Commercial HVAC repair. Noisy operation. I’m going to grease the bearing again while it is running. We may have to order new blower bearings and a shaft and pull the blower assembly and rebuild it. I would do this on a cool day, though. Also administration unit tripped breaker Friday and when we arrived it was off and tripped again I reset breaker and did amp reads on all 3 legs they are running 18-22 amps the main breaker is 60 amps but is warm to the touch, after unit was running for sometime also the unit is on year 3 has so wear and tear on it which will make the breaker warm. I also swept the cottonwood off the police AC unit.
Annual water backflow testing. Tested and certified 3 backflow preventers and filed paperwork with the city per state code. 2-2” double check back flow 1-3/4” double check back flow 1-3/4” RPZ back flow Reports where dropped of at Elwood’s city hall building.
Bathroom drain leak. The leak was coming from a crack on the pop-up assembly. Replaced the drain pop-up assembly.
Commercial HVAC service. Replace the high-pressure switch for circuit A. I shut service valves and reclaimed 13 lbs of 410a. I pulled the old pressure switch and installed a new one. Added 12.6 lbs of 410a out of the tank that was used to reclaim Freon. Added 2 lbs of new 419a. I rewired the unit with a new switch and turned on the power. I let the board reset unit, and it is cleared of all alarms, ready for a signal from build automation to start up. Material used in notes
Pump repair. Float stuck on the ejector pump. I adjusted the pump so the float was not against the sump pit wall. After loose, I ran water and activated the pump 3 times to make sure it is working properly.
ESTIMATE TO CLEAN & CHECK 2 HOT WATER BOILERS
Replaced 50-gallon power vent water heater under warranty. Test for safe operation. Clean up and remove the tank.
Commercial HVAC maintenance. Provided estimate to clean, test, and tune two commercial air conditioners.
Clean and check two commercial air conditioning systems.
Water backflow preventer estimate to replace the faulty device.
Sump pump is operating fine and is in good condition. Customer was concerned because the pump is running a lot but that’s because there’s been rain lately. Customer decided to keep the current pump. Customer declined free inspection, water heater is new and a c/c was recently done.
Boiler repair. No heat, clean sensor and drain trap. Service boiler with High Efficiency Weil McLain boiler kit.
Toilet repair. Clean out water fill line. Tested operation.
