Water backflow test. Found RPZ needed repair. Recommending the RPZ preventer unit be replaced. Replaced a 2 inch RPZ. Performed test which it passed. Needs to be retested by 1/15/26.
Cleaned and serviced furnace. Tested. Cleaned exhaust pipe and drain. Cleaned all sensors.tested all mechanical parts. System is operating and heating as it should at this time. Customer renewed maintenance program. One visit is being used today and one visit will be remaining for 2025 cooling season visit.
Boiler repair. Removed broken radiator valve on 2nd floor and capped. Broken pipe in crawl space, cut line apart and capped supply to bathroom. Will send estimate on repipe and radiator valve.
Water heater repair. Water heater burner would not stay lit. Found dirty burner compartment. Blew out screen that lets air into burner compartment which resolved the issue.
Furnace maintenance and safety inspection on two furnaces. Reset to factory specifications. Checked motors, relays, capacitors, contractors, circuit boards (upstairs unit faulty control board, replaced), pressure switches, bearings, fuses, wiring and connections, seals, fan, gas valve voltage and pressure, ignitor (faulty, replaced), flame sensor, thermostat, and heat exchanger. Cleaned out drain trap and all hoses and drain line. Replaced air filters. Both furnaces are working safely at this time. Customer is a VIP Service Plan member.
Furnace repair. No heat call. Found furnace flame sensor extremely corroded and cracked. It was reading the flame intermittently. A furnace flame sensor is a safety device that detects if a furnace is producing a flame and burning gas. If the sensor doesn't detect a flame, it shuts down the furnace to prevent a gas leak. This helps prevent explosions and carbon monoxide poisoning. Replaced sensor and furnace system is back up and running.
Toilet replacement. Install customer supplied water closet. Also recommend customer switch toilet paper so breaks apart and not clog drain line.
ESTIMATE TO TROUBLESHOOT WALL MOUNTED DRINKING FOUNTAIN IN INFORMATION CENTER
Heating repair ***No heat call*** After testing I found the inducer motor was making loud noise and working intermittently. Replaced inducer motor. A furnace inducer motor, also known as a draft inducer motor, is a critical component of a gas furnace that removes combustion gases from the heat exchanger and vents them outside. Replaced hot surface ignition due to working intermittently as well and tons of corrosion. Customer did agree to join out maintenance program. Went through the rest of the furnace testing pressure switches, gas valve voltage and pressure, flame sensor, blower motor amperage and capacitor. After replacing these parts , system is operating and heating as it should. Performed heat rise test. Everything is in adequate working condition. Furnace being older gave customer estimates for new furnace. ***Customer will have one more visit prepaid for 2025 cooling season.
ESTIMATE FOR NEW ENERGY EFFICIENT FURNACE WITH LIMITED LIFETIME WARRANTY.
Check sump pump, everything is working fine at this time. Went through system operation with customer so they are comfortable with their sump pump.
Rheem water heater service. Found the water heater gas valve was set to very hot, the highest temperature, upon arrival. Attempted to relight but was given code for high temperature shut down. Cooled down valve and it lit and functioned normally. Called Rheem to ask technical support and was told that the tank got too hot but the gas valve reset. I set the water heater temperature at setting "A" instead of the highest setting.
Cleaned intake screen for first floor Duravit urinal, flushing well at this time. Cleaned aerator for second floor lavatory sink.
Water filtering repair. Replace plastic piping for RO systems for first and third floor kitchen sinks.
Cleaned and checked both condensers and both furnaces. Tested capacitor, contactor, fan motor amperage and compressor amperages. Replaced both capacitors with 45/5 mfd capacitors, and replaced both contactors using 2 poles. Fan amperages,compressor amperages and r 22 refrigerant levels were in accurate efficiency range and condition. On the furnaces tested inducer motor amperage, pressure switches,gas valve voltages, hsi, flame sensors and blower motor amperage and capacitors. Replaced both f.s due to corrosion. Everything else was in accurate working condition.
