Replace High Efficiency Furnace. Test for safe operation. Clean up and recycle the old furnace.
Furnace tune-up and safety inspection. Cleaned and serviced furnace. Tested all mechanical components. Cleaned all sensors. Replaced the furnace filter that the customer provided. Cleaned condensation trap. The system is clean, heating and operating properly at this time. Customer renewed VIP maintenance plan. One visit is being used today, and he will have spring/ ac visits prepaid, remaining for the 2026 season.
Furnace repair: It was working properly. The customer was confused about how to read the thermostat correctly. We went through the readings on the thermostat again and explained what they mean to the customer. The heating system didn’t call for heat. No charge via tech.
Install a sump pump with a deluxe float. Tested and everything is working as it should.
Commercial sewer and drain cleaning.. Rodded sewer line from pulled toilet in bargain bliss. This was the furthest toilet from city sewer line. Rodded out and blockage opened around 55 to 65’. After sewer line opened I ran water and flushed toilets that were affected in same unit and unit next door at disc replay. Rodding from the location I did open all blockages in both units and everything is working as should. After pulling wipes from the line I rerodded system to make sure line was clear of wipes and none were pulled back on my cable or cutter.
The urinal is leaking on the wall. Pulled the urinal off the wall and found the gasket was no longer usable and was falling apart. I replaced the urinal gasket and reset the urinal. Turned the water on, tested, and cleaned up. Everything is well as it should be at the moment. I inspected the other urinal and 2 flush valve toilets in the same bathroom, and there were no other leaks, and all Sloan valves were properly working.
Replaced frozen shut off valve for outside garage lawn faucet.
Furnace tune-up and safety inspection. Cleaned and serviced the furnace. Customer renewed maintenance program. This is the first visit to the new plan. Tested all mechanical components. Cleaned all sensors. The furnace filter is being changed next month. Tested gas valve and inlet/outlet pressures. Found the ignitor very corroded. Replaced ignitior. The system is clean, heating, and operating properly at this time.
Water softener service. The customer's water softener has not worked for 10 years, and the whole hose filter had a crack in it and was spraying water. The customer wanted to eliminate the softener altogether, so I cut out the softener and capped both ends. The softener had a bypass built in, so I was able to restore water to the home.
Church boiler repair. Finished service of steam boiler, replaced sight glass gaskets, washers, and nuts. Started and tested the boiler for the season.
The outside lawn faucet is leaking. No access in the finished basement to replace because the faucet is buried behind the end floor joist and covered by finished framing on the outside wall. I installed a rebuild kit on the Zurn outside lawn faucet instead of replacing it.
Replaced a 50-gallon water heater with an energy-efficient Bradford White water heater. Tested for safe operation. Cleaned up and removed the old water heater.
Furnace tune-up and safety inspection. Cleaned and serviced furnace. Tested all mechanical components. Cleaned all sensors. Cleaned the condensation trap and all hoses. Replaced the humidifier pad filter that the customer provided. The system is clean, heating, and operating properly at this time. Customer renewed VIP maintenance program.
Commercial water heater maintenance. Pulled and cut anode rod on a 20 20-gallon Bradford White water heater in the mop basin closet on the shelf. Chlorinated and flushed the system for 40 minutes. The smell of sulfur and chlorination is gone at this time. Attempted to pull another rod from 10 10-gallon electric Bradford white water heater, including disconnecting the coffee shop, but it was already pulled out, and a nipple was used in place of the anode rod nipple. Also pulled the plug where the anode rod was marked on the heater, and it was not in place on the plug. It could have possibly been cut off prior to my arrival. The heater has no anode rod and did not have one prior to my arrival. Rick would like an estimate to install electric anode rods on both heaters I serviced today. Something in writing to submit.
