Brad is a man that still takes pride in his work and his trade. I was not sure that there were trades man like Brad around anymore. He sure did promote the company that he works for PDM.

Brennan was very friendly. He listed out his findings for us clearly and concisely and gave his recommendations. He also gave other options, even if they weren’t recommended. He made sure we understood the pros and cons of each option, and any risks associated. All around great service.

Men’s hall bathroom near front entrance had a urinal not working at all. It was continuous flushing at full force and was 100%backed up. I pulled urinal and had to rod for about 45 minutes just to get open. I also had to chip away at all the calcium inside urinal to get it open. Was about 50% closed off in urinal and 100% in wall waste line. After reinstalling the urinal I had to replace the spud on the urinal because it was loose and would not tighten, replace the diaphragm and vacuum breaker. After further investigation I found that the silinoid plunger for sensor was no longer connected and ordered a new one from Meyer. It is currently usable but will need to be replaced when it comes in. Also urinal in men’s locker room is 100% full of calcium and I could not get open after an extended period of time trying to auger and chisel out with my screwdriver. The bathroom is open to Public and the maintenance manager is going to put muriatic acid in Tuesday night when closed to try and cle
Furnace tune-up and safety inspection. Cleaned and serviced furnace. Tested all mechanical components. Found ignitor and flame sensor very corroded, and the customer agreed it was time to replace. Cleaned all pressure switch hoses. Tested gas valve voltage and pressures. Replaced the furnace filter that the customer provided. (AprilAir 410). The system is clean, heating, and operating properly at this time. The customer also renewed the VIP maintenance plan. Performed free plumbing inspections.
Frozen water pipe repair in the master bath, outside wall, or in the floor. Water was shut off when I arrived, and I determined that it would be better to isolate the separate lines in the basement with 3/4” shut off valves to get the water turned back on and return when weather hits better conditions above 0 with wind chill. When we return, we will have to do an investigation, including cutting open walls, ceiling, and possibly cabinets and garden tub tile decking, to find and repair the leak. The decision to hold off on repairs is to prevent possible freezing with these temps after repairs are made and having to come back to make more repairs because of cold weather. Water has been turned back on to the home, and all fixtures are usable except the master bathroom.
Furnace tune-up and safety inspection. Tested all mechanical components. Cleaned all sensors. Tested gas valve voltage and inlet/outlet pressures. Tested blower motor amperage. Tested the inducer motor amperage. Cleaned out the exhaust pipe. Changed the furnace filter that the customer provided. The ignitor had corrosion, and the customer agreed to replace it with a new one, with the sub-zero weather we were having. The system is clean, heating, and operating properly at this time. Performed free plumbing inspections. The customer will renew the VIP Maintenance plan.
Furnace blower motor went out. Installed new blower motor to get customer through till install which has been moved up to 1/26/26. No charge via tech/chris. System is heating and operating properly at this time.
Furnace repair. No heat call. Found the ignitor was broken/exploded. Replaced HSI. The system is back up and heating properly. Replaced the furnace filter that the customer provided. Replaced blower motor/wheel due to loud humming via warranty. Customer mentioned thermostat was acting up lately and she agreed it was time to replace that as well.
Toilet not flushing or filling properly when I arrived. The flapper was leaking and the fill valve was hardly filling the 2nd level hall bath toilet. I replaced the flapper and fill valve and toilet is now working as should.
Furnace repair. The customer mentioned a loud noise coming from the furnace. After diagnosing and performing plenty of tests, found 2nd floor duct blade damper doesn’t fully open to the vertical position, causing the air pressure difference as the air goes around the damper, causing the noise. After manually opening it all the way and testing, the damper still opens to the “almost all the way open position,” however, the high-pitched noise has now stopped. Tested the furnace system multiple times. Giving a customer estimate for replacing the blade damper. What they have now they no longer make.
Furnace tune-up and safety inspection. The system is from 2006! Tested all mechanical components. Cleaned all sensors. Found f/s and HSI very corroded. Customer agree to replace both parts. Took a lot of pictures in hopes of helping provide detail to the condition of this system. Found the inducer motor is making a loud noise, and is leaking on the back where it connects to the collector box, causing water damage. Found the humidifier pad filter to be very calcified. This system is also an R22 AC system, which I added refrigerant to in 2023. Gave customer estimates for complete system replacement due to age, out of warranty, and the condition of everything. They are considering and will get back to us. The furnace is heating and operating adequately at this time. The system is at the end of its lifespan. Customer renewed VIP maintenance plan. One visit is being used today, and they will have spring/ac visit of 2026 season prepaid. Performed free inspections.

Sewer and drain cleaning. Successfully rodded the kitchen line from the cleanout under the sink. Tested and cleaned up.
Bathroom faucet repair. The handle on Moen tub/shower valve is for lavatory faucets. Replaced with the correct shower handle.
Burner would not ignite. Chris helped with troubleshooting and believes it’s the gas valve, he will pick that up and replace it in the morning.
