Removed condensation trap, heavy buildup. Blew out line with Nitrogen. Flushed out line with water. If line backup up again. It will have to be repiped.
Toilet repair. Shimmed the toilet to stop rocking. All good now.
Pool heater repair. The Hayward swim pro pool heater is not firing up. Checked the volts to the gas valve, and I’m getting 24 volts. Used a mono meter on the gas valve, and I am getting 8 psi on the inlet side but nothing on the outlet side, so the valve is not working properly and needs to be replaced.
SEWER PIPING REPAIR. ESTIMATE TO REPIPE THE CAST IRON SOIL PIPE IN THE BASEMENT
Air conditioning tune-up and safety inspection. The customer joined the annual VIP service plan.
Air conditioning tune-up and safety inspection. Cleaned and serviced the condensing unit. Tested all mechanical parts. Found contactor pitted and cap well below acceptable range. Changed both parts, using 45/5 and 1 shunt. Tested refrigerant levels, and they were in the accurate efficiency range. The system is operating and cooling as it should be at this time. Last visit on plan, will need to be renewed in the fall/furnace visit.
Air conditioning tune-up and safety inspection. John is just trying to make the old AC unit last.
Air conditioning repair. No A/C. Tested the AC system and found a faulty capacitor that helps the AC unit start up and provides a consistent power supply during operation. Think of it as a temporary "battery" that provides a boost of power when the AC turns on and keeps the motors running smoothly. I replaced the fan capacitor on the outdoor unit. The cooling system is running safely now.
Air conditioning tune-up and safety inspection. VIP AC maintenance. Cleaned and serviced the AC condensing unit. Tested all mechanical parts. Checked refrigerant levels. R410 levels were in the accurate efficiency range. All mechanical parts are in accurate working condition. Washed the system out. The system is operating, clean, and cooling as it should be at this time. Last visit to the plan. Will need renewal for the fall furnace season. Performed free plumbing inspections.
Sewer piping replaced. Customer would like the remaining cast iron in the basement to be replaced.
Air conditioning tune-up and safety inspection. Cleaned and serviced the condensing unit. Tested all mechanical parts. Found capacitor depletion. Replaced the capacitor using a 45/5 mfd. tested fan motor amperage and compressor amperage. Checked R410 refrigerant levels. Everything else is in accurate working condition and accurate efficiency range.
Faucet repair. Replaced Moen 1222 tub shower cartridge in 2nd floor hall bath. The stem was broken off and needed to be replaced
Sump pump repair. A customer called with the sump pump alarm sounding. Found inoperable pump on the backup system. Recommended to replace the backup pump. Provided an estimate to replace the backup pump on a pair of pumps and/or a pair of pumps replacement. The owner opted to replace the pair of sump pumps. Advised the customer that someone will reach out to schedule. No charge per technician.
Cleaned and serviced condensing unit. Tested all mechanical parts. Checked refrigerant levels. Everything is in accurate working condition. Refrigerant is still in accurate efficiency range. This is last visit on plan. Customer will renew in fall. Customer just changed furnace filter. Did free inspections.
Water leak. Water is leaking into the bathroom powder room. The leaking started on Thursday. They ran the air conditioning for the first time on Thursday. A new furnace and coil were installed in the fall by Johansson and Anderson. I had the customer run the AC and cut a hole in the ceiling where the water damage was. Instantly, water started dripping from the plenum where the coil is. I checked the male adapter for a leak going into the coil without seeing an issue. The problem is the coil leaking, and he is calling Johansson and Anderson to take care of the issue because it was just installed, and under warranty Spoke to Jake about pricing and this is the cost he told me to charge
