Furnace tune-up and safety inspection. Cleaned and serviced furnace. Customer renewed maintenance plan. Tested all mechanical components. Cleaned all sensors. Cleaned condensation trap and all hoses. Cleaned pressure switch hoses. Tested gas valve voltage and inlet/outlet pressures. Replaced humidifier pad filter. (35). Performed heat rise test. The system is clean, heating, and operating properly at this time. One visit is being used today, and the customer will have spring/ac visits prepaid for 2026 remaining on the current VIP service plan. Performed free plumbing inspections.
Furnace repair. Installed new internal inducer elbow (new style). Fixed a piece of flu pipe. Cleaned out the condensation trap again. The system is heating properly and exhausting and draining condensation properly. No charge via tech. And warranty replacement (recall) part.
Boiler tune-up and safety inspection. I am a highly skilled and experienced home service professional. I serviced the boiler for the winter season. I performed a thorough inspection of the boiler, cleaned and serviced the burners. I also checked the safety controls and made sure the boiler was operating at peak efficiency.
Furnace repair. No heat call. Found water in the inducer motor. Resealed the inducer motor to the collection box. Repiped the flu pipe; didn’t have enough 2” pipe coming out of the unit before going to the 3” pipe. Also found that this unit has an old model of internal inducer elbow. Going to order a new style of elbow and would like to come back to install. The system is now operating properly with pressure-switched holding pressures and no water backtracking into the inducer motor.
Commercial heating repair. Furnace condensate line on furnace for trap was clogged and not able to drain and was dripping on floor. I pulled apart the trap and blew line out with co2. Drain is properly draining now.
Furnace tune-up and safety inspection. Cleaned and served the furnace. Cleaned all sensors. Tested all mechanical components. Tested gas valve voltage and inlet/outlet pressures and performed heat rise tests. Changed the furnace filter that the customer provided. Cleaned the exhaust pipe. The system is clean, heating, and operating properly at this time. Customer renewed maintenance plan. One visit is being used today, and they will have the spring/ac visit of 2026 prepaid remaining on the plan. Performed free plumbing inspections.
Faucet repair. Replaced the Moen tub/shower cartridge in the upstairs hall bathroom. Everything is tested and working as it should Customer not home to collect payment.
ESTIMATE TO INSTALL OIL GUARD SUMP PUMP IN ELEVATOR SHAFT
Sewer and drain cleaning. Basement sewer line backed up. The pump is working properly, and I was able to determine where the potential problem is. I rodded the sewer line from the pulled toilet in the basement and was able to get the line open. I captured the line and was able to see and locate a separation in the cast iron San line about 20’ out. I showed the customer and recommended being careful because the line will back up again and will most likely need to be fixed to resolve further issues. Went over options with the customer, and he will speak with Rudy if he wants to proceed in the future with the options This job is TBB per office
Cut out and replaced 10’ section of 1-1/2” copper waste line from the kitchen. It was starting to deteriorate. After inspection of pipe I cut out the bad area and replaced with 1-1/2” pvc pipe and made connections with 1-1/2” no hub bands. Cleaned up and tested and everything is working as should
Sewer and drain cleaning. Rodded out the main sewer line from outside the cleanout of multiple-unit condos. Clean out the back of the unit. Hit blockage 80’ out. If blockage happens again, I recommend jetting of the system, seeing it around a 200’ run. No blockage when I arrived, and I had to run water for 20 minutes to charge the system to the rod. Ran water for 20 minutes after the system opened, and everything is working as it should.
Service Steam boiler, checked operation of 2 zone valves. Boiler runs on pressure and valves open and close on call for heat by thermostat in each apartment.
Bled second floor loop on Infloor heat.
