Today I arrived on site and performed a winter time maintenance on your HVAC equipment. Indoor Unit (Air Handler): Washed the 20x20x4 washable filter located in the garage. Confirmed the indoor coil is in fair condition. Verified the blower wheel, primary drain pan, electrical wires, and ductwork are in good condition. Outdoor Unit (Heat Pump): Cleaned the outdoor coil, which is in fair condition. Confirmed the blower motor, heat strip kit, condenser fan motor, compressor, blower run capacitor, compressor run capacitor, fan run capacitor, compressor start capacitor, contactor, and electrical wiring are working within manufacturer's specifications. System Checks: Cleared the condensate drain line and tested the safety switch. Verified the drain line is strapped. Measured a return air temperature of 72.0°F and a supply air temperature of 94.8°F.
