Today I arrived on site and performed a winter time maintenance on your HVAC equipment. Filtration: Checked the pleated 20x25x4 filter and replaced it. Indoor Unit (Furnace in Closet): Observed the indoor coil to be in fair condition. Outdoor Unit (Straight Cool on Side of Building): Observed the outdoor coil to be in fair condition. Tested and inspected the blower motor, condenser fan motor, compressor, contactor, electrical wiring, blower run capacitor, compressor run capacitor, and fan run capacitor. All are working properly within manufacturer's recommended specifications and amperages. System Components: Inspected the blower wheel, burners, exhaust flue, heat exchanger, primary drain pan, electrical wires, and ductwork. All are in good condition and working properly. Tested for carbon monoxide, resulting in 0.00 PPM. Measured a return air temperature of 70.0 Degrees Fahrenheit and a supply air temperature of 115.0 Degrees Fahrenheit.
