Today I arrived on site and performed a winter time maintenance on your HVAC equipment. **Indoor Unit (Air Handler in Attic):** * Replaced the 20x23 Respicare filter. * Observed the indoor coil to be in fair condition. **Outdoor Unit (Heat Pump in Back Yard):** * Observed the outdoor coil to be in fair condition. * Verified the blower motor, heat strip kit, condenser fan motor, compressor, blower run capacitor, compressor run capacitor, fan run capacitor, contactor, electrical wiring, and defrost control board are working within manufacturer specifications. **System Inspection:** * Confirmed the secondary and primary drain pans and electrical wires are secured and in good condition. * Cleared the condensate drain line and tested the safety switch. * Verified the drain line is strapped. * Observed a return air temperature of 70°F and a supply air temperature of 118°F. * Restored power to the units and tested thermostat operations.
