Today we visited to determine the best solution in regards to installing the new air conditioning system. The current air handler is in a tight space with plumbing and trusses preventing easy removal. We learned the best method to replace the air handler will be to remove the system through the return box opening we will be returning tomorrow to install the new equipment.

Today I visited to determine why the upstairs playroom and hallway felt warm and humid. I found one of the panels was left off of the air handler and the unit was pulling in air from the attic. This is resolved. The AC that cools this portion of the home is a 4-ton Carrier unit from 2019. While investigating the humidity problem I learned there is a mold/mildew problem in the ductwork. Replacing all of the ductwork would be an expensive and burdensome project. The simplest solution will be to install a whole home air/surface purification system in each air handler. This device works to eliminate mold, viruses, bacteria, odors, and VOCs from all of the air and very hard surface. Installing this costs $1,506 per unit. I’m aware of four systems in the home.

The faulty board prevented us from evaluating the function of the compressor and refrigerant system. The control board is available but too expensive for an old unit. The system was discontinued in 2012. James completed a heat load and provided Korby, Tug, and Brenda with the relevant replacement information.

Today we visited to provide pricing to repair the outside unit. We were unable to gain access to the inside unit today. The outside unit was crushed from the falling branch. The metal jacket, condensing coil, lid, fan blades, fan shroud, and fan motor were damaged. Replacement of the parts would cost more than an outside unit.

Changeout EEV motor plus preventative maintenance on four systems. Cleaned all evaporator coils with self rinse cleaner and added drain clear concentrate to all drain lines. Sanitized ducts. Cleaned condenser coils and checked refrigerant levels along with subcool (10)and superheat (10-15)temperatures. Amp draws on fan motors and compressors are in range.v
