03/28/24 - No Cool - updated equipment on IMAST Dispatch see attached notes Upon arrival the T-sat was in the off position. System was tripped on float switch & I found dirty evaporator coils. (Dirt falls into the evaporator drain pan & restricts water flow. The drain line is installed to where it runs under the CU with no access to flush & vacuum the drain line & no p-trap is installed, we did not do the install. Verified pressures & temperatures & they were within manufacturing specs. Recommended signing up or our Air Care monthly membership which includes 2x system check’s per year & 20% off repairs & cleanings. Also recommend a evaporator clean n place be performed with a chemical drain line treatment. I recommend that a small piping repair be performed to cut back the drain line for access to flush & vacuum & adding a P-trap. A UV KIT was recommended to curb biological growth development across the evaporator coils & avoid costly cleanings & breakdowns. Recommend having blown

Due to rain and wind, condenser units on roof we will have to come back to finish the maintenance. Notes: arrived for two system maintenance. Customer mentioned #1 main floor may need some refrigerant. Our membership program will save 20% off parts and include 2 check ups, 1 every 6 months. Summary: #1 air handler has some debris build up on the front draw Evap coil. A clean in place will remove some debris and help efficiency. #2 air handler has significant biological growth inside the cabinet. A UVC germicidal will mitigate biogrowth and produce higher indoor air quality. 3/28/2024. Inspected both roof units. Amana installed by Total Air and a Ruud installed by Island Aire. Refrigerant pressure and electrical components good on both units. Logged all units into service titan. Job complete. Collected 78 with Visa.

Called out today due to no cooling. Client stated that the system only reaches temperature at night. Checked all electronics and motor components to ensure equipment is operating properly within manufacture specifications. Checked filter. Measured the temperature drop across the coil. Outside I found that the capacitor has failed. Replaced capacitor and tested system operation. Checked refrigerant pressures. Equipment is now operating properly. Client is moving and is not interested in the preventative maintenance plan. Thank you for always choosing Total Air!

Performed maintenance on Trane system installed by another company in 2018 for client who has been in the home 18 years. Cleared drain line. Removed debris from outdoor unit and rinsed outdoor coils. Applied wax and polished unit. Electrical components and refrigerant levels good at this time. Media air cartridge and indoor coils clean. UV bulb installed in 2018 no longer operating and biological growth present in the unit. Client not interested in membership at this time. System cooling well upon departure. Collected 39 with Mastercard

Called out today to perform a precision tune up. Checked all electronics and motor compartments to ensure equipment Is operating properly within manufacture specifications. Checked filter. Cleared drain line. Made client aware that the evaporator coil is heavily impacted. I gave options for a one time cleaning and a permanent solution through an electronic air cleaner. The investment of the electronic air cleaner comes with an evaporator coil cleaning in place. Measured the temperature drop across the coil. Tested float switch. Outside I checked refrigerant pressures. Took amp draws. Tested capacitor. Removed the fan from the condenser and cleaned the coil from the inside out. Vacuumed drain line clear from outside port. Equipment is operating properly at this time. Renewed preventative maintenance plan. Thank you for always choosing Total Air!

Found system has a burned fuse, quoted to trace and locate a low voltage short in the system and maintenance membership to get discounts, maintenance visits and priority on calls, quoted was accepted, diagnosed system and found contactor coil is border line bad could be what caused the 3 amp fuse to burn out, corrected condenser motor run capacitor from a 7.5 microfarads to the 5 microfarads that is required, condenser motor has taken some damage, went over the low voltage wiring and couldn’t locate a short to ground at this time, replaced fuse and tested system, all came back and system became operational, left system running in cooling at my departure, thank you for choosing total air. Future repair contactor and condenser motor will quote at that time of failure.

Performed maintenance on Amana system installed by Total Air in 2020. Cleared drain line and cleaned condensation pump. Replaced air filter and cleaned louvered door for closet containing the indoor unit. Biological growth present inside supply ductwork plenum and clients have bad allergies. Recommended installing a UV light to eliminate the growth and protect the unit which clients will consider at a later time. Removed leaves from outdoor unit and rinsed outdoor coils. Electrical components and refrigerant levels good at this time. Clients not interested in membership as they are offered a tuneup special every year and see no value having it. Collected 39 for tuneup. Job complete.

Correct email is andrewgelfand.ag@gmail.com Materials added (45/5 cap) (replaced and working) High side Schrader and refrigerant to be scheduled. Home owner had to leave. Signed for repair. Notes: customer said unit is cooling well. Drain was clogged last year. Waived today’s fee and this will be 1 of 2 visits for the year. Summary: capacitor was very low. Replacing will help prevent premature breakdown. The contactor goes with the capacitor and would also be beneficial to change. High side Schrader core is leaking and estimated 2 pounds of refrigerant can be added. The blower assembly has biological growth and cleaning paired with UVC Germicidal will improve efficiency and indoor air quality.
