As I arrived, the homeowner greeted me at the front door. She told me that she recently had issues with the thing, not shutting off and overcooling and in the past, she also had the thermostat going blank from a drain line. I’ve tested all voltage and connections and components of the air handler and the condenser the capacitor is fine. The pressure readings to the outside condenser are normal. This is a 10-year-old system, the amperage on the fan motor is slightly high to age and the indoor air handler has a lot of biological growth I tested the Thermostat turning it on and off and making sure it shut off completely. The fan does run for one minute after shut off I can’t adjust. I do highly recommend replacement of the system The insulation value in the attic is not high enough so the system runs a lot more than need to. I highly recommend r38 insulation value no UV light installed As I was about to leave homeowners son and another room started feeling heat. I w

Was only able to complete the air handler portion of the maintenance as it is raining and thundering. Checked temperature differential insured UV light was working. Checked amp draws on blower. Tested float switch. Checked condition of coil and blower assembly. Recommend a pull and clean on the blower motor and the adding of an electronic air cleaner to prevent future buildup. We need to return to complete outside portion of the maintenance. 7-2-25 NM Arrived onsite and performed semi annual maintenance. Inspected outdoor unit and rinsed down outdoor coil and gave unit a bubble bath. Removed all leaves and debris from the outdoor unit. Noted the gutters should be extended to protect the unit or future unit from rust and corrosion. Did find a weak capacitor outside. I installed a new one at this time. Checked customers warranty and found it expired 3 days ago. Outdoor unit is sounding pretty rough with the compressor but it’s working I did bring this up to the homeowners attention

Arrived to find outdoor unit not coming on but air handler running. Found the drain pan full of water and secondary float Switch tripped. Drain line was backed up upon clearing drain line and getting unit up and running performed a full diagnostic on the system. System needs a primary float switch and an Iflo device to prevent future drain backups. Found unit with high liquid pressure. The unit being overcharged for this long has likely caused damage to the compressor. Unit is out of warranty and was never registered. Highly recommend replacing the system before investing, any more money into it.

As I arrived at the homeowner greeted me at the garage The air handler is located in the garage. It is a vertical system ICP and the condenser is located ground level in the left side of the home on the back of the garage. After going through the complete system of the air handler, the condenser all components, connect connections, and voltage. The fan side on the capacitor was under spec. I have showed this to the homeowner and after approval, we have changed out the capacitor and added a hard start to help. Keep this 10-year-old system going. I have informed the homeowner of the age I do recommend replacement but as of right now he wants to keep it going till it sputters homeowners words lol I did notice that there are some dirt and Biological growth inside the slant coil after showing this to the homeowner. He has approved a in place cleaning and I have gotten everything out of there and the coil looks amazing. Homeowner 18x24x1 filter homeowner will be due in two weeks.

The board was replaced. It showed the code once, but then disappeared. This Midea unit doesn't have technical support. We recommend a new system for the customer. I let the system run for 20 minutes, and everything looked fine System running and operating at this time

As I arrived, the homeowner greeted me at his garage Homeowner States that it has been running fine This is Lennox Split system, air handler, vertical in the garage condenser locate on the left side ground level Changed out the filter and noticed some water on it. Ask the homeowner if he’s using more than one filter and he’s been double filtering Tested all voltage and components and connections at the air handler and at the condenser Turbo capacitor is under spec on the fan side. This would be under warranty for replacement. Evaporator van blower motor capacitor under spec not in warranty Sprayed off the entire condenser coil and found quite a bit of dirt and dust inside. This also could be causing the fan side on the capacitor to be wearing down prematurely due to inadequate airflow through the coil. The pure air c two bulb 12 inch is down and after confirming with Chase, he is sending us a new one. I do not have this on my truck. I have every other pair but this one I cal

On arrival found condenser not running but air handler running. Found tripped condenser breaker. Found that a wire on the hard start. Kit was burned. Replaced hard start kit checked over the rest of the system and installed a surge protector at the condenser. Unit running and cooling at this time.

She is available today or tomorrow at any time. Her electric bill is really high right now and the unit is seven going on eight years old now. It might be a good idea to put a variable unit in here to increase efficiency and to bring her electricity bill. This unit she has in right now still works still running. All the parts are good It just doesn’t seem to be very efficient.

Upon arrival found thermostat blank. After diagnosing found out that drain line was clogged. Cleaned drain line with chemicals and flushed it with water and make sure that it is draining. Installed IFLO device to keep that drain line clean in the future.

Arrived to find capacitor, dead, and condenser not turning on. Found some pitting on the contractor as well and condenser coil was a bit dirty. Replace contactor and capacitor thoroughly hosed off coil. Unit now running and cooling at this time.

On arrival, the homeowner told me that the system was blowing, but the outside was not cooling after looking over the system. The air handlers out a very tight spot. Yes, I condenser is off due to a drain line. I’ve looked at the drain line and the customer is stopping it and this is a lot of built-up hard sentiment. I’ve talked to him about the flow That I would vacuum out the drain line, but he really needs to chemical solution to constantly keep this clear for him throughout the year. He has accepted the Iflo and I have installed and insured is working properly. I have flushed out The Drain line to the point where I do not see full blackness in there anymore Decline membership at this time I did offer a discount but doesn’t want consistent charge on his card and he trust me enough. He said he’ll just give us a call back when he needs me.
