To our clients home to perform blower motor cleaning. Once unit was disassembled I chemically washed the blower to remove the dust and berries that had accumulated. Once cleaned and dried. I assembled and tested the motor to ensure proper operation. The start amps reduced from 17 to 10 bringing the motor amps into normal manufacture specifications. The unit is ready for summer.
Arrived at our clients home for a single system maintenance inspection. Our client provided an air filter to be replaced today. Once replaced I proceeded to test and inspect the indoor unit. I found the blower motor and wheel to have dust accumulated on it. The unit has a vent that is in the garage. The dust is causing the motor to have high start amps. I showed this to our client and she elected to have the blower motor cleaned. We are scheduled to return next week to preform the service. I then proceeded outside and tested the condenser unit components. Everything passed inspection and I did rinse the outdoor coil as part of today’s maintenance. The unit is running properly on departure.
Came out today for 1 system maintenance on gas upflow Lennox system. System is located in garage in closet. Started by turning heating on at tstat to verify proper heating sequence. Then tested all heating elements and safeties on unit. All components are operating as designed, blower wheel is clean at this time. Customer changes filter 16x25x1 every month filter is still clean. No blowout kit on drain line recommend adding to test resistance in lines. Checked all electrical components on outside unit and condition of coil all electrical components are within manufacture specifications. Do recommend adding hard start kit to help with start up of unit to increase efficiency and longevity of compressor. System is operating properly at this time. Thank you for your time. Cooling AC system repair Found the unit had a bad capacitor. Was a dual run. Dual run capacitors are for the start windings on the compressor and the condenser fan motor. Got Authorization for manager Of property to replace Capacitor with one that has a one year labor warranty and five year parts. Unit is now up and running and cooling at this time.
Cooling AC system maintenance Found 3rd floor unit slightly low on refrigerant, added 1 pound 410A to achieve proper pressures and temp deferential. Unit has 16 degree delta T after charging.
Cooling AC system maintenance Chemically cleaned evaporator coil and confirmed water flow on primary drain line. Performed cooling diagnostic, no mechanical failures found at this time. Float switch is wired to kill control voltage to condenser if drain line clogs, u/s and d/s unit primary drain lines are tied into one another.
