upon arrival noticed fan motor continuously running without shutting off. I disconnected thermostat to ensure the thermostat wasn’t bad or possible bed wiring everything checked out as it should. Checked fan relay, noticed relay stuck open, giving a constant call for the fan to run.
Preformed system maintenance. Unit is a Reehm all electric air handler, with straight cool condensing unit. The system is running as it should at this time. Unfortunately, without an emergency shut off, the unit is out of code. There needs to be a safety float switch to bring unit up to code . I’ve provided 3 types of emergency shut off. Only recommend putting in 1 of the 3 to bring unit up to code. Also would recommend chemical clean on outdoor condensing unit. As it’s full of debris, causing the compressor and fan motor to work harder than they should and/or could possibly lead to premature failure on one of them if not both.
Performed operational fall inspection on HVAC system. System is running according to manufacturer specs without issue and supplying heating to residence. Furnace and condensing unit are in pristine condition, homeowner is pleased with newly installed HVAC system.
Came out for 1 system maintenance. Upon arrival started at tstat turning system from ac to heat. System is a gas horizontal zoned carrier system. Insulation is good ducts are in good condition. Checked the heating sequence of the unit. Burners are firing properly all safeties are operating as designed by manufacture specifications. Did notice rust in secondary drain pan and no float safety switch on system recommend adding to prevent water damaged also recommend adding blowout kit and pan treatment into system to help keep drain lines clear. Filter is due to be changed 20x25x4. Evap coil has substantial amount of rust on coil. On outside unit system was rough on start up recommend adding hard start kit to increase efficiency and longevity of unit. Thank you for your time. AC system / unit down not working in Little Elm. Started diagnostic at the condenser unit, tested compressor/ condenser fan motor capacitor, didn’t have signal to cool. Noticed the blower wheel wasn’t centered properly and it was rubbing metal to metal, tested blower capacitor (tested ok). Replace the blower, after removing the blower motor we noticed the blower wheel wasn’t properly installed, blower motor wiring got extremely damage. Finished repair with homeowners authorization.
AC check up / tuned up in little Elm north Dallas. Performed cooling maintenance. Checked amps, refrigerant, filter, condensate drain, cleanliness, and temperature differential. Found the condensate drain appeared clogged. Turns out it is making more water than what can drain down the primary due to a slow drain and clear the sink.
Hail Damage on air conditioning system, Adon Complete went through the back gate found Goodman condenser on side of the house. Combed out two different sides of condenser where I saw fins smashed down and rinsed off your unit with water to get all the Cottonwood and dust and debris out of there to help with efficiency.
Heating HVAC maintenance Performed one time tune-up on 1 system (zoned U/S & D/S). Client reported hot/cold spots, checked ductwork and found all connections are “Y†connections, unable to add dampers to better control airflow. Noticed a couple areas of concern such as blower assembly is holding dust which reduces efficiency and longevity of motor as well as missing in-line float switch for water damage prevention. Client is using fiberglass filtration which only catches large particles, recommend using pleated filtration for future use. (20x25x1)
Found u/s zone damper motor stuck closed when call for cooling, d/s zone damper motor operating properly during call for cooling. When d/s thermostat satisfies and u/s thermostat calling unit pressures drop below freezing and cause coil to freeze up. Customer does not want to move forward at this time, plans to contact home warranty company.
Recover all refrigerant , replace coil under warranty, install new liquid line filter drier, pressure test, pull vacuum and recharge unit. Found unit low on refrigerant, confirmed leak with sniffer on evaporator coil. Called to check warranty, unit under warranty until 10/2020. Lennox does have coil in stock in Allen.
Found 4 Ton unit zoned system freezing up when upstairs calling for cooling and downstairs thermostat satisfied, choking unit for air. Made adjustment to bypass damper to allow more air flow when system is running. Adjusted downstairs damper to remain maximum amount open even when closed. When evaporator coil was replaced 8/2019, previous company took txv off coil and left it on top of unit. System operating properly when all dampers are open.
Customer only wanted water leaking out of air handler addressed, cleared primary drain line and glued coupling not glued together. Did not go through equipment, as customer did not want us to.
