I returned to our clients home because she had a concern about the outdoor unit making a loud noise. When I first arrived at the property, I immediately proceeded outside to ensure everything was still in its proper place. I did ensure that all the screws and bolts were tight on the motor. I then proceeded to test the unit by turning it on and off several times to try and replicate the noise that our client was hearing. I proceeded inside and went to the upstairs bedroom because that is where our client was hearing the noise from. I spoke with her on the phone and we both agreed that the initial start up of the outdoor fan was normal she said that the main noise was coming from when the unit shut down. I listen from the upstairs bedroom and shut the unit down two times after letting it run for several minutes. I could not hear any noise and our client was satisfied over the phone that the noise was normal. She was not home to confirm that the noise had been resolved. The unit is cool

I arrived at our client home to replace the condenser fan motor rated 1/4 Hp 825rpm. Once replaced and installed I tested to ensure the unit was operating properly. I checked refrigerant pressures and temperature drop from the system. The unit was cooling with 20° drop and operating properly. Our client came out and could also hear that the unit was running quieter as well. I did also change the indoor air filter for our client that she provided. The unit is cooling on departure.

Performed single system cooling maintenance. I checked amps, capacitor filter, electrical, cleanliness, drains, temperature difference, refrigerant temperature, washed the outdoor unit with water. The system is cooling within manufacture specifications. The customer and I spoke about the son’s room not cooling very well. I inspected the ducts involving the son’s room. There is a duct feeding what appears to be 3 ducts. This will never work properly. I provided pricing to run a direct duct to the system to feed that room. Per the air sample, the home has higher than normal particulate value. I spoke with the customer about adding an air scrubber to produce negative ions in the home. This will allow the particulates to clump better allowing the filter to catch it. Some particles are too small for the filter to filtrate it. I spoke with the customer about the importance of back-up water safety switches and drain treatment to help keep the home safe from potential water damage. I info

Arrived on site, customer stated all was well with system. Although, she had not run the cooling yet for the year. Began evaluation of system on the outdoor condenser. Contactor tested within range, and compressor start as well as run amps were within specs. The outdoor fan however, was showing high start amps. Which could indicate that the motor is close to failing. At the indoor unit I noticed some corrosion in the emergency drain pan that could have been from previously. Noted previous work blowout valve will continue to monitor. No water safety switch on primary drain line. Blower start and run amps tested within range. Return and supply split 20 degrees. System left in good working condition. Recommendation 1. Air Scrubber-to assist in cleaning the air in the home through ionization of dust particles so that more is captured by the filter as well as kill growth around the coil

I performed a heating maintenance on a 2022 communicating zoned gas heat system. Due to the time of service, I checked a little bit of the cooling portion as well. I checked amps, electrical, cleanliness, drains, and safeties. The system is performing well with some necessary recommendations. Recommendations 1. The out door unit could use a chemical cleaning to prepare it for summer time. This ensures the outdoor unit can breathe and perform efficiently. 2. During summer, the unit will produce far more water. It is advised to install a water safety switch and perform a drain treatment. This will prepare it for the large amounts of water production and give the customer some sort of peace of mind knowing it has a safety switch to protect against potential water damage.

Performed single system heating maintenance on a 2024 gas furnace. The system has a 10 year labor warranty. I checked amps, capacitor, replaced the filter, flushed the drain with water only, examined the cleanliness, and tested the safeties. The system is heating to manufacture specifications. I recommend that a surge protector and air scrubber be added to the system to assist in maintaining cleanliness and to protect the components inside of the furnace. Also, I recommend a drain treatment with chemicals to prepare the drain for cooling season.

Performed a visual inspection of HVAC system and found AC and furnace running at the same time. Homeowner stated that temperature was unstable for both upstairs and downstairs. I checked the furnace and found jumper wire on Y1 and R causing the furnace to run continuously. Homeowner also stated that a strange sound was coming from the heat pump while in cooling mode. Further assessment determined that the high temperature from the furnace across the evaporator coil and refrigerant was the cause of the strain cell. Once the air temperature cooled down across the evaporator coil, the strainer sound started to dissipate. The high air temperature across the refrigerant coil was the issue. I will contact the homeowner within the next 48 hours to ensure issue has been resolved. No further issues at this time.

upon arrival noticed fan motor continuously running without shutting off. I disconnected thermostat to ensure the thermostat wasn’t bad or possible bed wiring everything checked out as it should. Checked fan relay, noticed relay stuck open, giving a constant call for the fan to run.

Preformed system maintenance. Unit is a Reehm all electric air handler, with straight cool condensing unit. The system is running as it should at this time. Unfortunately, without an emergency shut off, the unit is out of code. There needs to be a safety float switch to bring unit up to code . I’ve provided 3 types of emergency shut off. Only recommend putting in 1 of the 3 to bring unit up to code. Also would recommend chemical clean on outdoor condensing unit. As it’s full of debris, causing the compressor and fan motor to work harder than they should and/or could possibly lead to premature failure on one of them if not both.

Came out for 1 system maintenance. Upon arrival started at tstat turning system from ac to heat. System is a gas horizontal zoned carrier system. Insulation is good ducts are in good condition. Checked the heating sequence of the unit. Burners are firing properly all safeties are operating as designed by manufacture specifications. Did notice rust in secondary drain pan and no float safety switch on system recommend adding to prevent water damaged also recommend adding blowout kit and pan treatment into system to help keep drain lines clear. Filter is due to be changed 20x25x4. Evap coil has substantial amount of rust on coil. On outside unit system was rough on start up recommend adding hard start kit to increase efficiency and longevity of unit. Thank you for your time. AC system / unit down not working in Little Elm. Started diagnostic at the condenser unit, tested compressor/ condenser fan motor capacitor, didn’t have signal to cool. Noticed the blower wheel wasn’t centered properly and it was rubbing metal to metal, tested blower capacitor (tested ok). Replace the blower, after removing the blower motor we noticed the blower wheel wasn’t properly installed, blower motor wiring got extremely damage. Finished repair with homeowners authorization.
