1. Customer Complaint • Downstairs thermostat showing 85 °F+ despite being set to a normal cooling temperature. • Home felt uncomfortably warm earlier in the day. 2. Remote Monitoring (Pre-visit) 3. On-Site Evaluation • Ambient conditions on arrival (4:00 PM): Downstairs zone now over-cooling (≈ 68 °F). • No error codes or lock-outs on air-handler or condenser. • Visual inspection of equipment and airflow showed normal operation. • Conclusion: Mechanical components healthy. Focus shifted to controls/software. 4. Diagnostic Findings • Accessed thermostat & zoning controller via 360 App from attic junction. • System Event Log: Automatic firmware update recorded at 04:12 pm, July 3 2025. • Post-update, thermostat’s internal temperature reading drifted ≈ 10 °F higher than actual room temperature, confusing the control algorithm (caused prolonged cooling call, then overshoot). • Confirmed anomaly with calibrated digital thermometer at thermostat location. 5. I arrived to our clients home for concerns that the unit was shutting off intermittently throughout the night. I began by checking for existing alerts on the main downstairs thermostat. I found none. I went into the alert history and found multiple pages of alerts dating back until 6/23/25. The majority of the alerts were all the same DATS Trip. Our client was able to show me pictures of the same alert on a previous date which was not saved in this alert history. I am unaware as to why not all the previous alerts are saved on the thermostat and can only determine it may have to do with the thermostat capacity to store alerts. I then went into the attic and replaced the DATS sensor. Once replaced I turned the system on and it began to cool. I measure the temperature at the supply and it was pushing 53° air. The unit is cooling properly on departure. We discussed the potential to contact and coordinate a Trane tech support visit if the issue persists. Otherwise I suggested replacin

Arrived to our clients home for questions regarding replacement equipment. I was first shown the indoor attic equipment and corresponding zone controls. I answered all of Mr Ottobre’s questions and we discussed various options for replacement in his home. He elected to move forward with the 18 SEER variable speed option. We are scheduled to install the new system on Wednesday. He will pay the remainder amount after the installation is completed. $1,000 check deposit collected today

Found indoor evaporator coil partially frozen and water in auxiliary drain pan. Ran furnace to thaw coil. Performed electronic refrigerant leak inspection. Found refrigerant leak in evaporator coil caused critical failure of system. Checked all electrical components. Weak capacitor for condenser System manufacturer warranty expired in 2019. Homeowner declined removal of retaining water charge. Topped of unit with 9lbs of refrigerant and directed enject leak seal Installed 45/5 capacitor. Recommend replacement of system. Returned to home because our client a found a piece of his exterior drain line on the ground. I took off the metal protective cover for the line set and was able to see the exit point of the drain line from the home. The line is actually all flexible clear tubing. The metal cover is without a cap. Upon identifying the flexible tubing I believe the tubing flexes and causes the restriction in the line periodically. This would explain the periodic dripping our client sees within his home. Because the last time I was here I poured a significant amount of water without any issues. I used duct tape to provide a temporary solution. I lifted the flexible drain tubing to create more of a looping bend and secured it to the electrical conduit. This is only secured with duct tape and I cautioned Mr Williams that this may fail especially with the heat and with the metal cover not having a top Allowing for the ambient elements to get to the duct tape. Upon arrival, I found the outdoor unit not operating. I opened the panel outside to find the contactor not pulled in and verified power. I isolated the pressure switches and found that the low pressure switch was not passing power through it. I confirmed that the high pressure switch was passing power. I hooked up my gauges and the system has more than enough pressure for it not to be tripped. I went and spoke with the home owner about options to address the issue. Customer chose to move forward with replacement of a brazed pressure switch and opted out of bypassing it to get it cooling. Customer signed up for monthly membership and service fee was waved. I collected 24 dollars for membership and 1000.00 deposit on repair. Scheduled for 6/25/25 2-3pm arrival time.

- Found faulty/failed thermostat for zone one/downstairs. - System currently draining properly and hasn’t retained water. - pulled common wire on zone board/ damper two…to finish diagnostics. - Checked filter/ 20x25x2 / clean / points correct direction - Checked all electrical components as well as refrigerant charge. - System currently functioning cooling properly, except for downstairs zone due thermostat needing to be replaced. Homeowner said he would replace his own thermostat. Instructed him that if he chooses to do this himself to turn off the main power in the attic to the indoor equipment so not blow any fuses or cause any other damage. - System cooling and draining functioning properly upon departure.

I arrived at our clients home for a 2 zone, single system cooling maintenance inspection. I began outside by checking and testing the electrical components to the condenser unit. The capacitor is beginning to fail and the contactor tested at 20 ohms, This is its maximum limit. The compressor was also starting at 153 amps. I then rinsed the outdoor coil from all the debris it had collected. Once washed the compressor started up at 94 amps. Still high but within range. I then went into the attic and treated the drain line. Measured the temperature drop and tested the blower motor. Everything passed inspection in the attic. I showed my findings to our client and we discussed adding a Hardstart kit to help keep the start amps in range and replacing the contactor on the outdoor unit to make sure it doesn’t fail in the middle of summer. He requested that we send an estimate and discuss the options with his wife. The unit is cooling on departure.

I returned today for our clients concern that the drain line was leaking water and needed to be adjusted. I arrived and our clients informed me of the water that had been dripping yesterday. I immediately proceeded to grab some water bottles and poured 32oz of water and checked to see if the drain line was either clogged or compromised. It was not. I used the TOTAL-C product down the mini split drain pan and recorded a video of the drain properly flowing without any backing up or issues. I took apart the unit also and ensured the drain line was insulated. It was. I explained that moving the drain line lower would require a large hole in the wall as well as cutting into the plastic panel of the actual mini split. We discussed how the cold condensation may have been struggling to drain fast enough and therefore creating more condensation in a spot that was ultimately leaking onto the floor. I found the primary drain line slowly draining and causing the system to trip on the float switch. I purged the drain with nitrogen and flushed it with approximately 3/4 of a gallon of water. The drain is now fully operational.

Returned to home to preform deep clean of mini split unit. Once we took apart the mini split we sprayed it down with chemicals and began the process of cleaning unit. Once the we were finished cleaning the unit we reassembled the pieces. We showed the client how to treat the drain line and educated on how often the client should clean the units filters. We tested the unit to ensure that the unit was cooling properly. Client was satisfied with the reduced noise and the unit was sounding perfectly.

Arrived to mini split vibrating and making a loud noise. Our client had the system off and showed me the front cover that he had removed. A piece had broken off and he was worried that it had fallen into the blower wheel. I found the piece on top where the coil is and not in the wheel. I further inspected the blower wheel and found it to be very dirty with growth and debris collected on it. The vibrating noise is is consistent with that if just a dirty blower. I discussed with Tommy and his wife Dixie that the unit needs to have a deep cleaning preformed to eliminate the noise and ensure the unit keeps preforming properly. They agreed to have me service the unit and also join our maintenance plan. We are scheduled to return tomorrow to clean the mini split. The unit is currently off.
