Ac preventative maintenance on a heat pump from 2017, air filter size 20*20*1. System is in a closet, takes care of upstairs and downstairs but it only has one thermostat which is downstairs. Upon arrival the customer showed me where the equipment was and some of the repairs she’s had in the past. She mentioned that she changed the air filter at the beginning of the month and always changes it on the first of every month. She also said she treated her drain line recently because she’s had water issues a couple months ago. She also brought to my attention that the upstairs gets warmer than the downstairs but she knows heat rises, today we did close a vent to try to push more air to the other rooms upstairs. During my inspection the customer was with me the whole time and was able to see our maintenance process. I checked the electrical components and connections, showed the customer my readings on her compressor and fan motor. We did find a weak capacitor for the fan outside due to

Replace 4" air filter. CLEAR DRAIN BLOCK - USING NITROGEN ONLY LEVEL 1 CONDENSATE DRAIN LINES NEED TO BE CLEANED OR THEY CAN CLOG WITH ALGAE AND DEBRIS Includes shop vacuuming when necessary and 1 PVC Coupling Gas system from 2013 with a clogged primary drain line. Upon arrival the tenant showed me where the equipment was and where the drain terminated. Before starting I ran the restroom sink to make sure that was draining properly but unfortunately it was slow to drain so I did informed the homeowner to contact a plumber to address that issue after I clear out the ac line. After the flush and changing the air filter the system was running, cooling and properly draining. There isn’t any kind of warranty on this type of work. I also brought to the homeowners attention that his drain pan has rust, after seeing the video I sent him he wants to leave it as is since he’s planning on replacing the system later this year. System is on upon departure.

Preformed cooling maintenance. We tested all electrical components on inside and outside units. All tested within manufacture specifications except for the outdoor capacitor. Client has parts and labor warranty. We changed out the capacitor. We tested run and start amps on fan and compressor motors they all tested within manufacture specifications. Treated drain line with total c. Temp drop across the coil is at 20 degrees. Unit was cooling upon departure.

Upon arrival found upflow system retaining water due to a clogged/restricted primary drain line. Primary condensate drain doesn’t have a p-trap assembly. Secondary condensation drain port has SS2 float switch that is loose and not tightened down flush to prevent water leakage. Underside of upflow evaporator coil clean. All electrical components are functioning properly. Refrigerant charge within manufacturer specifications. I was instructed / authorized to perform clearing of the drain line with just nitrogen. System currently functioning again at this time.

Preformed cooling maintenance. Upon arrival we checked all electrical equipment. System is a communicating system. Capacitor tested within manufacturer specifications along with the start and run amps for the compressor and run amps for the out door fan motor. Clients husband had notified us that when the unit is shutting off he could feel warm/hot air coming from one of the supplies in the living room. Upon inspection in the attic the supply had no insulation around it, we moved insulation back around the supply duct to help with the issue. Clients husband had provided a replacement filter. Spoke to the client about surge protection for the unit. System is cooling upon departure.

Arrived on site. Customer informed me that the system was only heating the home to around 60 degrees. When inspecting the air handler, it was noticed that voltages on the contactor were inconsistent. Upon further inspection, corrosion could be seen on the contactor. Recommended replacement of the contactor to the client. After contactor replacement, readings consistent with normal operation. Unit heating on departure.

I arrived at our client home for a heat maintenance inspection. Our clients filter had recently been replaced and did not need to be changed today. I began at the outdoor unit by checking and testing the electrical components. Everything passed.i spoke to our client regarding a surge protector for her equipment and will send her information to look at. I proceeded inside and tested the electric strip heat and blower motor to ensure everything was running properly. The blower motor fan has early signs of dust accumulated on it and I spoke to our client briefly regarding air purification. Everything passed inspection today and unit is running properly on departure.

I performed an operational and function check on the heat pump and the system ran fine in both heating and cooling mode. However, I was unable to recreate the possible issue with the system by manually putting the system in defrost mode. I must reach out to tech support for further guidance.

Performed system maintenance on an Amana 5 ton gas furnace with straight cool condenser. Everything is operating as it should at this time. While doing the furnace inspection, notice there is a waterline coming from exhaust flu pipe and setting inside the furnace. found outdoor capacitor close to being within 6% range of replacement recommend replacing as well as cleaning condensing coil with chemicals as there is a heavy layer of dirt and debris build up on coils, overworking your fan motor and compressor as they try to cool the house.

Return trip needed with the proper EEV. Mistakenly picked up an old-school sweat on expansion valve model and serial number and pictures as well as part number I believe.

Found outdoor unit shot cycling when the a call for heating is indicated. Removed EEV plug from bard when call for heat is indicated. Let run 10 seconds plugged EEV back into board unit runs as its intended to, through the entire heating cycle as normal. Once the unit reaches desired temperature at thermostat And shut off . When re-energized back into heating again, outdoor condensing unit immediately starts to short cycle. Recommend replacing EEV to outdoor unit. As power is present is energize at EEV plug to board
