Excellent service

Frank was awesome in explaining what was wrong and documented everything with pictures. He was not trying to sell me on everything little thing that could be done, But was helpful in explaining what really was broken and needed to be fixed soon or today. He was honest, respectful, kind and went out of his way to make the experience fantastic. I highly recommend him and his company. I was also extremely pleased and excited that the day I called I got someone out to fix the problem that day. That was impressive.

No problem with service

A service person should always carry new air filters with them on service calls, Every systems needs them replaced. Its hard for me to get in the attic and replace a filter at 82 years of age, I would have no problem paying extra for it at time of service.

I arrived at Our clients home for a two system maintenance inspection. I began by testing and checking the electrical components on both outdoor condenser units. The upstairs condenser unit had multiple issues, including a failed capacitor, a burnt contactor and a blower motor that is overheating and pulling extremely high amps. The downstairs unit is running properly. I did rinse The condenser coils as part of today’s maintenance. I then proceeded outside and began to test the temperature drop on both systems. I found that the upstairs blower motor is also pulling high amps contributing to the wear and tear of the unit. The downstairs unit is cooling properly. I showed all my finances to our client and we discussed repairs versus replacement. He requested that I create and send options for a full system replacement for the upstairs the downstairs unit is cooling properly, but is working harder because the unit is struggling to maintain set temperature.

Found tripped float switches at secondaries on both upflow units due to restriction in primary drain that leads to sink. Sink not draining well either. Water in auxiliary drain pan. Homeowner authorized drain clearing package. Cleared primary with nitrogen, installed quick blast fitting, and put drain clearing fluid down primary. After repairs to drain line tested primary drain by pouring water down drain line to make sure that it is draining properly ran a drain test on the sink. System now draining and functioning properly again at this time. Recommend annual maintenance to clean outdoor condenser coils. Dispatch will reach out to homeowner to schedule his annual maintenance.

I found the upstairs 2.5 ton system low on R410a. I offered the customer to fill it up or replace the system. The customer decided to move forward with replacement. The system is scheduled to be installed on July 2nd arrival time of 8:30am to 9:30am. I collected a 6000.00 deposit by check number 1210. I waved the service fee.

Return service to install warranty suction line temperature sensor. In the process of installing suction line temperature sensor found compressor dome temperature sensor had a splice in it causing system alerts but still functioning. A courtesy repair…spliced compressor dome temperature sensor together with wire nut. Also found low-voltage control wire nuts were rusted out….cut back and installed new wire nuts for low-voltage control wiring. Also found the low-voltage control wire conduit silicone was broken off and there was water all inside the conduit. Pulled off low-voltage wiring pulled out conduit from system and drained large amount of water. Properly rewired low-voltage together sealed conduit with silicone. Secured all electrical wiring within outdoor unit with zip ties and electrical tape. Filter was clean and dated for today. Refrigerant charge is within manufactures operating specifications. I arrived to the downstairs unit not cooling and with a blank thermostat. I immediately went into the attic and checked the water safety switch on the primary drain line. It had some residual water but was not engaged. I proceeded to test voltage from the furnace control board and was getting the correct power. The fuse was not blown and there was no evidence of any failed components the furnace. I went to the downstairs thermostat and checked for power. I was not getting any power to the thermostat. I then went back into the attic to try and trace the thermostat wire to find why it had failed or where it was cut and loosing power. I could not find anything as the attic had recently received new attic insulation. I explained my finding to Mrs Bailey and we discussed the option of changing and rewriting the thermostat as well as running new thermostat from the unit in the attic down to the first floor. She agreed to move forward with the bandaid repair and she is aware that other wire

Found improperly sized line set, causing sweating on the indoor unit and symptoms of a restriction. Found no water in emergency drain pan and water flowing normally through primary drain line. Extensively tested drainage on both drain lines and found no issues. Tenants pointed me toward a copper line near the front door that was dripping water. From the attic I could only see copper lines going from the hot water heater to the side of the house with front door. Both drain lines for the ac unit ran to the other side of the house and were pvc all the way. The emergency drain line drained on the back porch and primary appears to be tied to the neighboring apartment. Found return duct crushed by hanging strap. Cut the strap to allow more airflow to unit. Measured 27 degree temperature split from supply to return probably caused by restriction from undersized line set. Unit operating normally upon departure. Customer stated he would pay tomorrow once they had the card.

I arrived to the front Roof top unit not cooling properly. Holly informed me that a different company had recently come out and replaced a fuse only. The system was still not cooling and they recommended the filters be replaced. We had previously agreed to replace the air filters. I was shown were both thermostats were located and noticed the same front RTU to have a blank thermostat. I proceeded onto the roof and changed the air filters. Once replaced I quickly did some tests on the electrical components inside the unit. Everything tested within range. I connected my gauges and replaced the fuse. The unit kicked on and I measured the pressures on both compressors. The liquid side of my gauges were reading in the mid 300’s this is considered extremely high for an R22 unit. I can imagine that before the air filters had been replaced the pressures were reading higher and potentially had triggered a high pressure switch. Condenser cap has failed and burned some wires. Fan cap is not far behind. Replaced fan and compressor cap with new capacitor. Upon inspection of indoor unit Noticed bad seal on return due to improper hanging of plenum. Seal around copper/ liquid line coming into Evap coil is gone. Letting cold air into attic. Drain pan is almost rusted out. 20 degree temperature split measured. Unit in good working order upon departure. Left estimates for recommended repairs. Informed dispatch to schedule maintenance within next couple weeks. Sent estimates to customer so that we may be able to get both done at once.
