This is an option for the downstairs unit blower motor. The motor is leaking oil. It is currently turning on and operational but it is showing signs of failure and may need to be replaced before the sale of the home is completed. A home inspector may not notice the actual condition of the motor but weather will determine how hard the equipment has to work and if it will fail before the sale is completed. We arrived at the property to replace the failing blower motor. It had developed more oil since the last visit. Once the motor was removed and replaced we tested the motor to ensure proper function and operation. The unit is cooling on departure.

Customer spoke about past things done involving the hvac equipment. The blower speed has been slowed down, and refrigerant added. I confirmed that the refrigerant is correctly charged. I investigated reasoning behind the E2 error code and the high-ish humidity. The E2 code on the Aprilaire fresh air intake is caused by either restricted airflow/dirty filter, failed sensor, or high air temperature. I assume it’s the later that is causing the error code. The system is a single stage gas system. The thermostat is in range to be getting tricked by the supply air. I recommend adding scoops to the bedroom supply vents to advert the air. If the issue persists, we will either need to replace the thermostat with a 824 Trane w/ sensors or add a dehumidifier. I am putting in a service estimate request for pricing.

Returned to install 2 carrier warranty capacitors. I tested both systems after installation and they are performing well. The old capacitor on the main unit was reading 8mfd/45mfd on the compressor side. This was sure to fail soon.

I arrived at our clients home for the upstairs unit not cooling properly. Our client controls the thermostat remotely and after turning it on I was able to begin testing and inspecting the equipment. I verified the indoor attic unit to come on and send proper signal outside. At the outdoor condenser I was losing power to turn on the unit. I checked the electrical components and found that the system had a pressure switch that was open and not allowing power to pass properly. I shared my finding with our client and she did authorize me to bypass the pressure switch to turn on and test the outdoor condenser unit. Once on I was able to test and measure the Freon pressures in the system. The pressures are extremely low and reflect a leak in the system. The compressor also has extremely high start amps, Almost past manufacture limit. This is caused by the system not having Freon and the extra demand from the compressor motor. It is only cooling with a 6° drop and the industry standard is 2

I found the capacitor for the master bedroom unit reading extremely out of range. I told the customer I could fix it today, I would have to install a turbo200. The customer declined. The customer signed off on a contactor, 45/7.5 capacitor, and a 30/3 capacitor. I installed the contactor at the time of service. We will need to pick up a 30/3 capacitor and return to install. I collected a 300.00 deposit on the work and my service fee of 45.00.

Arrived on site, customer stated ac was putting out warm air and not cooling the upstairs. Upon initial inspection, it was noticed there was rust in the emergency drain pan. Indicating that there is or was water not draining properly. It was found that the refrigerant pressures were very low. Suspected coil leak. Found leak in evaporator coil on the back side. Recommended coil replacement to restore systems cooling functionality. Customer decided to go forward with the repair. Deposit collected, will pick up coil today and schedule return date to complete repair. Est time for repair is Tuesday -Wednesday.

Performed single system cooling maintenance. I checked amps, filter, electrical, drains, cleanliness, temperature differential, refrigerant temperature, and washed the outdoor unit. The system is performing within manufacture specifications. To prepare the drain for cooling season, it is advised to perform a drain treatment. This is an attempt to prevent clogging from occurring. Customer said that her allergies have been bothering her lately and that the filter probably just needs to be changed. Upon observation, it was determined that the filter has minimal build up. I replaced the filter. I offered to upgrade the filtration and an air cleaning device (air scrubber).

Previous visit we found the #2 system (downstairs) frozen,,, we were not able to finish the spring maintenance ,, we were not sure if this was caused by the extremely dirty return filter we found or low on refrigerant,, today we checked refrigerant pressures, measured temperature differential in cooling mode and unit was working properly. We will send estimates for recommendations ( for downstairs/ upstairs)

Performed 2 system cooling maintenance. I checked amps, capacitors, filter, cleanliness, electrical, drains, temperature difference, refrigerant temperature, and safeties. The systems are cooling good, I did notice some issues. The main unit’s contactor is burning up. It has huge burn spots and the ohm value tested out of typical range. The 45/7.5 capacitor tested bad as well. It is reading 40/7. It is recommended both be replace to ensure proper function through the summer. The other unit’s capacitor is reading out of range. It is rated for 30/3 and is reading 26/.06. With these numbers, it is highly likely of a failure occurring soon. The blower motor has build up present. This adds stress to the blower motor and can result in premature failure.

Arrived at our clients home for two system heat maintenance inspection. Our client provided me with new filters to be replaced today. Once the filters were replaced at proceeded to test and inspect the fire safety shut off for both units. I clean both flame sensors, pressure switch ports, and furnace cabinets for both units. Our client is in the process of selling her home and I mentioned that the downstairs older unit may need a sediment trap added to the gas line for the furnace. To have this installed today to help bring the furnace up to code. As a courtesy also I did cut back some roof Material that was close to the flue pipe of the furnace. Everything is working and heating properly on departure.

Found the system popping the fuse in the cooling cycle. I investigated the outdoor unit and found a shorted contactor. I replaced the contactor and tested the unit. The unit is back to being fully operational and cooling to manufacture specifications.
