I performed a single heating maintenance on a 2020 heat pump system. I checked amps, capacitor, filters, electrical, cleanliness, and safeties. The system is in need of some major cleaning in the airhandler. The air handler is full of growth. This leads to poor air quality, added system stress, and odor production. Also, the evaporator coil is oxidized. This causes a reduction in efficiency because it reduces temperature transfer meaning it cost more to run the system. In these types of systems, growth is almost unavoidable. We are offering a long term solution to the growth build up with the u/v light. This light is used to sterilize the inside of the system fighting off the growth formations. I discovered that the outdoor capacitor is actively failing. This part is used to start the outdoor parts. I provided two solutions to this. One of the options is to go back with a generic capacitor with an average lifespan of 3-5 year with a 1 year part warranty or an industrial grade capacitor
OZONE FREE Air Scrubber - Install an ionizing whole house air purification system to ensure a high standard of air quality. Need to add a 40a Transformer with part.
I thoroughly examined the cleanliness of the system and found the ducts to be clean. Customer and I spoke about maintaining this cleanliness level and improving the air quality. Customer approved installation of an Airscrubber and the maintenance program. Scheduled for 11/25/2025 at 10am to 12am.
1. Visually inspected condenser coil for debris/ dirty. 2. Inspected condenser fan motor. 3. Inspected condenser fan blades. 4. Inspected/ cleaned wiring connections. 5. Tested compressor/ condenser fan motor capacitor. 6. Checked compressor amp draw. 7. Checked condenser fan motor amp draw. 8. Inspected / replaced return filter. 9. Inspected return plenum for debris/ dirty. 10. Inspected evaporator coil. 11. Inspected blower motor/ blower wheel. 12. Checked blower amp draw. 13. Measured temperature differential from supply to return. 20 degrees measured. 14. Inspected drain lines and treated to prevent blockages 15. Washed condenser unit to promote heat exchange
Homeowner stated that the unit is not working at,,, that it stopped all of the sudden. Found a bad a bad transformer/ blown fuse at the indoor unit,, after repairs system was tested on cooling mode, checked refrigerant pressures, tested compressor/ condenser fan motor capacitor, temperature differential was checked, found no more issues at/ concerns at this time.
Performed a 1 system heating maintenance, return filter was replaced ( unit had 4 1 inch filter stuck together,,, talked to customer about the importance of having just one filter). All safety switches were tested, flame sensor was cleaned, inducer motor capacitor was tested, monitored system’s sequence of operation to verify proper operation, checked inducer/ blower motor amp draw, inspected main drain line, return/ supply plenums were inspected, temperature differential is meeting manufacturer specifications, four no issues at this time. We recommended to install an overflow switch on the main drain line to prevent water damage in case of lines getting clogged. We also recommended to do a drain water treatment, this would remove any buildup inside the drain lines.
Performed single system heating maintenance. Checked amps, capacitor, filter, refrigerant, electrical, cleanliness, and safeties. System is heating to manufacture specifications but needs some required attention. Recommendations 1. System has growth present in the system on the blower and blower compartment. It is highly recommended to clean the blower to help prolong the life of the blower motor and install a u/v light to ward off growth. 2. System does not have a water safety switch to catch clogging before water damage occurs. 3. The outdoor system has caked on debris that is going to require a chemical wash to help thoroughly clean it. This allows the system to breath effectively and to be able to perform efficiently.

Found breaker to condenser inside breaker box burnt, not allowing power to condenser and wires are burnt inside breaker box. Will need to have a licensed electrician access box for problems and repair. Once power is supplied to condenser, call us back out to diagnose system. Recommended VIP service agreement.
Cleaned all ducts in home. Performed anti-microbial treatment. Cleaned dryer vent and recorded video (attached). Mr. Krahel may already have a hvac membership, will verify and get back with us at his convenience. After checking membership, if becomes VIP interested in discount from today.
