I performed a 2 system cooling maintenance. Main house : 2013 heat pump / 2005 airhandler Garage : 2001 condenser / 2002 90% propane furnace I checked amps, capacitors, filters, electrical, drains, safeties, and cleanliness. Main unit: I found that the blower motor has build up on it and recommend removal. The condenser fan motor is beginning to leak oil and will likely fail soon. Garage unit: I found that the system is in a very poor state. The system has an active refrigerant leak and is approximately 7 pounds low. The capacitor is compromised and fully rusted out. The condenser fan motor is running extremely hot and fully rusted. The blower motor has build up present. The system currently does not have a water safety switch and does not have a secondary drain. I provided options for the listed issues/concerns stated above.
