Plumbing Safety Inspecion -Clean out in the garage is leaking. The threads broke where the metal nipple was screwed in. Tenant cannot run the washer without water leaking onto the floor. -Toilet fill tube is brittle and will not stay connected to fill valve. Fill valve should be replace to avoid constant water flow and the fill tube from spraying water onto the lid and causing water damage to the floor. - Tech tried to turn off the emergency shut off valve to the toilet, and the valve is frozen. Valve needs to be replaced incase fixture fails and needs to be turn off to avoide an overflow or water damage. - Water pressure tested at 60 PSI. Good pressure. Based on the corrosion on the pressure regulator and the old gate valve to turn the water off to the house, it is recommended to repalce before it fails. For one, if the pressure regulator fails it can cause burst pipes and valves. For two the main shut off valve is an old gate valve and may not turn if the tenants need to shut
