Today I arrived on site and performed the following maintenance: **Indoor Unit (Air Handler - Garage/Attic):** * Replaced the 20x25 pleated filter. * Confirmed the indoor coil is clean and in good condition. **Outdoor Unit (Heat Pump - Back Yard):** * Verified the outdoor coil is clean and in good condition. * Tested and confirmed proper operation of the blower motor, condenser fan motor, compressor, compressor run capacitor, fan run capacitor, compressor start capacitor, contactor, and electrical wiring. * Inspected and confirmed the blower wheel, secondary drain pan, primary drain pan, and electrical wires are secured and in good condition. **System Performance:** * Measured a return air temperature of 78.0°F and a supply air temperature of 62.0°F. * Cleared the condensate drain line. * Cleaned out the primary and secondary drain pans. * Tested the safety switch. **Additional Actions:** * Dusted the thermostat. * Restored power to the units. * Checked
