Today, I arrived on site to perform a summer time maintenance on your HVAC equipment. Equipment Condition: Overall condition is fair. Indoor unit located in the attic, type: air handler. Outdoor unit located on the side of the house, type: heat pump. Filtration: Washable filter was cleaned today. Filter size is 20x25x5. Coil Condition: Indoor coil is in fair condition and clean. Outdoor coil is in good condition and clean. Electrical Components: Blower motor, condenser fan motor, compressor, compressor run capacitor, fan run capacitor, compressor start capacitor, contactor, and electrical wiring were tested and found to be working properly within manufacturer’s recommended specs and amperages. No electrical components were found to be malfunctioning. System Inspection: Blower wheel, primary drain pan, electrical wires secured, and secondary drain pan were inspected and are in good condition. No components were found in poor condition.
