I cleaned and flushed indoor evaporator coil, I also gave outdoor condenser coil a thorough rinse. After cleaning coils I poured 1 gallon through condensation drain and verified good drainage. System is now draining fine at this time.
I found ac systems condensation line was clogged. I cleared line and verified drainage. Would recommend having systems on maintenance plan to keep up operations.
All the coils were dirty. The outdoor coil and the main living room unit were excessively dirty. I cleaned all the coils and disassembled the main living room unit and cleaned the blower wheel and pan. I added a surge protector for the inverter system to prevent Damage to the system the units are operating properly
System was operating at arrival. Tested operations and verified operations. Tenant states they hard reset system the day prior and system had a clunk noise and has operated fine since then. I noticed system does not have a compressor delay would recommend replacing thermostat with one that has a compressor protection delay and adding a smart contactor to help prevent short cycles and offers brown out protection. System currently is working ok at this time.

I performed an AC check on both systems. The living room system is not performing as well as the master bedroom. The homeowner is thinking of changing the system out.

Performed an AC check on the system. I found the capacitor for the compressor testing bad and the blower motor capacitor tested bad as well. The contactor is burnt and needs to be replaced. The Schrader valves for the service ports are leaking Freon. The homeowner is going to get proposals for system replacement and is interested in a multi head mini split.
I replaced sensors, float switch and eev stepper motor on evap coil. Installed chicken wire at supply drop to prevent critters from entering unit. Cleaned outdoor condenser coil and adjusted charge to name plate sub cooling. System is now operating fine at this time.
Performed 1st year cool home maintenance on Bosch package unit on the ground. No found issues at time of visit. System operating properly at manufacturer specifications.
