The thermostat had lost connectivity to the router. I reconnected the thermostat and verified heat pump settings. I showed the tenant how to reestablish connection on his phone. Preformed tune up on package unit, since last repair unit has been working well the homeowner said. I looked everything over and it seems to be in good condition for the age. There was a couple items that we recommended, one thing is we should do an indoor coil clean as it’s getting dirty. Dirt does make it past filters and it should be cleaned periodically . The other item is the drain line has no safety switch or drain clean out. If the drain backs up this prevents water coming in home. It’s very common to have these on units as most new units have them installed from the start. Other wise everything looks pretty good. Homeowner is 98 and normally goes over stuff like this with her daughter. I told her it’s no issue at all and if they decide to go with my recommendations to just give us a call and we will get it done for her. Unit running at departure.

Dispatch said no charge for service call. Arrived to home and customer said unit would intermittently turn off. I found several items that I spoke to homeowner about such as the thermostat was not clipped into subplate which could cause issues. Also, the starting amps were exceeding manufacturer specs which is causing damage to compresser and raise power bills and lastly the primary cause is a bad Contactor. The voltage was there but it didn’t always make contact so compresser would not come on. Homeowner approved all repairs and got them signed up with a PMA and recommended calling in to get the maintenance scheduled here in the near future. Unit running at departure with a 21 degree TD

I verified the house unit is splitting 20°. The unit for the shop has a bad blower motor. The homeowner is going to call back if he wants us to move forward with repairs.

I performed a cooling preventative maintenance. I addressed the concerns of efficiency on the system. I found initially the unit only splitting 18° and the blower setting on medium. I inspect the system and found the indoor coil was not fully seated on the base and allowing unconditioned air to bypass the coil. I remounted the indoor coil and sealed gaps with foil tape. I changed the blower speed back to high and verified gauge readings and temperature split. The house dropped 2° after the changes were made and achieved a 20° split. The unit is operating properly at this time

I did a unit check up. The system is operating properly for conditions. The indoor coil was dirty and making the unit produce a 35° split. I cleaned the indoor coil and the unit is operating properly at this time
