CUSTOMER STATED: No hot water TECHNICIAN NOTES: Whirlpool 30 gal nat gas water heater in utility closet pilot not lit. Relit pilot with no issues and tested. Pilot went out because water heater does not have proper venting. Closet has solid doors that do not allow air to pass through. Water heater also out of code, p3/4” pex is right next to water heater vent. This can melt pex piping and cause leaks. RESOLUTION/RECOMMENDATIONS: Heater lit with no issues. CUSTOMER STATED: water heater isn’t heating TECHNICIAN NOTES: came out today for diagnosis while out today I found a water heater which was off will need to relight. RESOLUTION/RECOMMENDATIONS: re lit the water heater and found no further issues with the unit, now surrounding does not provide enough space for water heater to vent properly cover panel had a small vent which was clogged up explained to tenant that area needs to be cleaned and cleared of any debris and also need to get an actual door with vents on it to be able to get air flow into water heater closet area. PLEASE NOTE that if this area doesn’t get cleaned up or get proper venting door or panel it will shut back off again, also found risers near water heater where pex and could cause future leak due to heating and cooling cycles can melt pex. Autho:275 SRBM Customers 30 gallon electric low boy water heater is leaking due long term neglect and has been leaking for an extended amount of time, will need to completely replace the water heater with all required code items to resolve the issue. Customers badger 5 is leaking and jammed up causing the sink to back up due to it not being able to be run. Will need to completely replace the unit to resolve the stoppage and the garbage disposal leak. Customers only delta shower on the main level is running consistently due to neglect, issue has been persisting for at least a year due to the rate of water flow we have and the damage caused by the running faucet. Tech could not locate any type of slab leak at this time, we will need to contract a leak detection team to locate a slab leak if there is one.
